Eastport Area ?

1. Are there any houses/Neighborhoods considered in the Eastport Area open for purchase at this time?

2.Are all current New Houses for sale all in Lake County?

We will be moving to a Rental next week to start looking for a purchase.

Thanks

There are new homes for sale in Moultrie Creek and lots available in Shady Brook. These are all in Sumter County (City of Wildwood).

Waters Edge and Well Point should be coming soon too.

You can search for homes with The Villages app.

I found the some descriptions in this thread inscrutable. For example, "adjacent to" or "the side (or back)" or "on the opposite end." I would be so grateful for simple compass phrases like "north of" or "south of", and I bet other readers would also.

Google Maps satelite view is your friend.

Shady Brook is also open, very close to Eastport and in Sumter county.

Are you only considering new build way south? You’ll get more for your money north of 44, shopping will be close, and north of 466 has no bond.

About 30% of new home buyers come from north of 44.

roadrnnr.....be aware of high taxes and high bonds, and the lack of many stores, golf courses, and good restaurants, also big box stores. Also, check out the Daily Sun and look at how many homes in the southern area are for sale already. There has to be a reason why. Don't be starry eyed at new construction, and be aware of Coleman prison not that far away

Be aware the new Richmond area is adjacent to relatively old trailer park.

Suspect flood risk in that low area did not improve with the Villages consuming flood plane raising the land for homes.

No telling what might end up there in the future.

But I don't think most buyers will care and it will sell like hotcakes for a premium.

I wonder if Mr. Schwartz had neighbors that cautioned others to ‘be aware’ of his trailer park. Good thing the Morse family isn’t so shortsighted or intimidated by its presence....nor of a prison. It could be abutting the Berlin Wall (defunct) and it will still sell...

Many new golf courses are nearing completion in the south. Plus Coleman prison is a non factor, period .

Djean1981 06-03-2024 07:28 AM

Maybe include both. The words north, south, east, and west mean nothing to me.. A lot of people don't have a built-in direction capability..

I would never buy a home near a prison. Or under Power lines. Or next to a big undeveloped area. Or next to the power station.

Prison is A BIG ISSUE FFS

If you are a Golfer shopping for homes in The Villages DO NOT purchase a New Home in the Southern Areas, which lack enough Executive Golf Courses. Rather, I suggest that you buy a pre-owned home in the Middle or Northern areas which have plenty of Executive golf courses nearby. Also, the Bond is usually paid off on homes in the North and Middle areas, plus you are MUCH CLOSER to Shopping & Restaurants. When buying a home in The Villages, always compare the Price + Bond = Total Price, which is the total amount you’re paying for the home.

Yep, switching out for improvement. Plus new homes are cheaper.
