Rental Policy:
$1,000 Security Deposit and 25% total rent is due within 7 days of booking.

Security deposit less $150 Cleaning Fee will be refunded within 15 days of departure. Any "above and beyond" normal wear and tear costs, damage and/or repair or replacement will be charged against the Security deposit.

Balance Payment in Full is due 45 days prior to check-in date.

Cancellation Policy:
In the event of a Cancellation, $1,000 Security Deposit is non-refundable. 25% Deposit is refundable only if the property is re-rented for the same time period for the same amount.

All Taxes including 9% State Sales Tax, Utilities, Amenity Fees, TV/WiFi, Phone, Trash pickup, Pest Control, and Lawn Service are included.

Optional resident card available for $50 fee (paid to The Villages). This card provides access to all Village Facilities. This Fee will be waived on a 4 month rental.

Gate access cards (2), door keys (2), and garage door openers (1) will be provided. All must be returned at the end of the rental period. All lost/damaged items above will be charged and deducted from Security Deposit.

Check-in Time is 3:00 pm
Check-out Time is 10:00 am

This Villa is just minutes to Brownwood Paddock Square, The Villages newest Town Square, featuring Restaurants, Shopping, 8 Movie Theaters, Banking, and live Entertainment every night from 5 to 9 pm - 364 days per year! Also just minutes away are Colony Shopping Plaza, Pinellas Shopping Center, Brand new Public Grocery Store & 3 championship golf courses and numerous executive golf courses.

The Villages is an active Senior Community for residents 55yrs+.
Young visitors are allowed for limited time periods.
Family activities are provided.
