Default Shared house opportunity

Splitting a 3/2 in the Village of Labelle near Belle Glade Country club.

Brand new 2000 sq. foot home with Golf Cart garage.

Shared living room and large open kitchen and possibly the smaller bathroom.

Only reply if you are easy to live with, considerate to others, tidy especially in common areas and please no drama, "adults" only.

References needed.

Prices range from 700-1050 depending on the room.

All expenses included except water, cable TV, internet and electricity.

Would your tenant have privileges to TV's amenities such as pool, classes, etc?

I believe that if you are the owner of the property and you have a renter that will be using the amenities you have to turn in your ID and you cannot use the amenities. I would double check on this before having someone sign a contract.

The entire house would be shared housing, my wife and I do not currently live in this house. So we pay the amenities fee of $150 dollars a month but you need to pay the yearly $50 dollars for the actual card. I'm pretty sure this is how it works.

OK I found this on the Villages website......

Residency Requirements for Non-Owners
All initial Permanent Villages Resident Identification Cards for homeowners are
issued at the Closing Office.
Non-owner residents wishing to obtain a Villages Resident I.D. can do so in one of
the four following ways at the District Customer Service Center located at
984 Old Mill Run.
1. Provide proof of residency displaying the homeowner’s Villages address: a
valid Florida Driver’s License or Florida Identification Card issued to the
non-owner.
2. Provide proof of marriage to the homeowner (ex. Marriage certificate)
3. Provide proof of residency with a homeowner by providing valid state IDs or
driver’s licenses displaying matching addresses.
4. Provide other documents approved by District Management: Non-owner must
provide at least four of the following documents listing their name &
homeowner’s address OR provide three of the following documents with
BOTH homeowner & non-owner’s name. Only one of each of the following
documents is accepted.
Bank Account Statement Payroll Receipt
Social Security Statement U.S. Post Office Verification
Vehicle Registration Voters Registration
Vehicle / golf cart Insurance Health Insurance Statement
W2 or 1099 form Deed or mortgage
Utility Bill - Electric, Gas, House Phone, Cell Phone, Water
Regardless of which residency method is chosen, the homeowner must accompany
the applicant or the applicant must bring a notarized copy of the Application for NonOwner
Villages Resident ID Card to the District Customer Service Center. For any
questions, please call us at (352) 753-4508 or visit us at 984 Old Mill Run.
Non-owner IDs expire every 3-years, at which time residency must be re-established,
homeowner authorization verified, and a new ID purchased.

Also, if your tenant, or tenants, rent for less than 6 months, then you owe County and Florida State Sale's tax and you need a County & Florida State business license and report rental earnings on a monthly basis to both the County and the State. There is a huge fine for not paying the sale's tax. You also need to put certain safety features in your house when it is a rental, such as emergency lighting, floor plans showing exits in case of fire, smoke alarms, etc. You can get all this information from myflorida.com (which will also direct you to the county website)

I am a bit surprised by the mostly negative reaction to this post. We both figured that if one of us went first, it would be rather nice to have a "Golden Girls" or Guys situation. The company would be lovely, and heaven forbid you have an accident/illness and live alone. I think many of us wish to age in place and not downsize, but we have too much home for one person. The parties would have to be sympatico, of course, but I think home sharing could be quite lovely for all concerned.

I am not trying to be negative. I was just suggesting that they find out what amenities can be used before renting. I thought by sharing, the owner would live there. If that is the case' the renter would get a guest pass as the owner would still have theirs. As a guest, they do not get free golf' they pay a guest fee. They cannot use all of the facilities.

When a person rents and is not present, they turn in their village ID to the sales center in Spanish Springs. This allows the renter to obtain a temporary resident ID for $50 and yes, they can then have the same privileges as the owner.

A renter does not get a non owner ID as described above. This can be for a family member of yours who lives with you but is not on the deed. An example can be a child over the age of 19.

I feel it is best to get the correct information before running into problems with a person sharing. It would be best to go to the district office or contact the sales office in Spanish Springs.

If you are not living in the house then, in effect, you are renting the house to someone, not sharing it, right? Or have I misunderstood something?

Agree completely. Although a golden girls,or guys situation would be nice it could get sticky if personalities got crazy.

I am interested in a home sharing possibility for my Mom who now lives in Rio Grande alone. It would be great to pay less rent and have less upkeep on her own. Any ideas of where to find another lady in similar circumstances?

This questionnaire might be helpful in deciding on who you could live with. We once shared a house with someone few a few months. It was a very positive experience. I'd do it again.
