Note that you must notify IRS of the alternate valuation date by the proper form, it's not assumed or automatic. Also, this alternate date applies to all assets in the estate, and may have a tax impact on the beneficiaries. Talk with a tax advisor.

I didn't contradict myself. The OP originally didn't say that the will requires a licensed appraisal. But, in a later post, he/she clarified that the will did require a licensed appraisal. I know that real estate agents are not licensed appraisers and I didn't say they were. If the OP wants to comply with the will, then he/she will need a licensed appraiser.
