I need this market value for estate purposes and it needs to be a "date of death" type. It is completely overwhelming to find a competent reliable appraiser and be sure they have TV experience/knowledge since it is a special real estate market.

Thanks in advance for any experience (positive or negative) to narrow down my search.

Checked on BBB and contacted a few but am waiting for a call/email back.
Note that you must notify IRS of the alternate valuation date by the proper form, it's not assumed or automatic. Also, this alternate date applies to all assets in the estate, and may have a tax impact on the beneficiaries. Talk with a tax advisor.

To me, a licensed real estate agent, who is actively involved in selling houses in the area, is more likely to provide an accurate assessment of the market value. Most "date of death" estimates are used for tax purposes, and the IRS does accept an agent's assessment of market value. So, I don't consider it "ridiculous" advice.
You contradict yourself. Real estate agents are not licensed appraisers.

I didn't contradict myself. The OP originally didn't say that the will requires a licensed appraisal. But, in a later post, he/she clarified that the will did require a licensed appraisal. I know that real estate agents are not licensed appraisers and I didn't say they were. If the OP wants to comply with the will, then he/she will need a licensed appraiser.
