Snarky people please just stop. OP is asking a legitimate question. He wants to see if someone who bought when prices were $145-165 is willing to sell for $250 without realtor to him. You never know someone who wants to sell fast and make $100k might be willing to do. It might be do to OP circumstances that is all they can pay. Not everyone in TV has deep pockets with unlimited disposable income. Please just remember the golden rule and treat others the way you want to be treated. OP I think you will be able to do your price range this summer especially when prices are lower. Also, contact a MLS and TV agent sometimes they will send you a POV before house hits open market. Also, look for sale by owner on Zillow. Good luck

If you are not familiar with the various neighborhoods in The Villages (covers 4 counties), I suggest you get a briefing by visiting The Villages 101 The Villages 101 The perfect place to start learning about The Villages "Florida's Friendliest Hometown". Learn about neighborhoods, house rentals, activities, and pointers to the many other resources. Your best resource for renters . You should start conducting your own online search on realtor.com. Be aware that there is a difference between MLS real estate brokers and the 375+ real estate sales agents on the payroll of Villages Sales. The market is slowly softening and houses in The Villages are now selling for BELOW asking prices, but still a lot higher than just a few years ago. BTW, as others have mentioned, owners in The Villages take a very dim view of investment and short term rental owners..... |

I know of one (patio villa) in Lynnhaven that sold recently for $349.00 It had a few upgrades but not anything special.

To the OP: prices are high but are inching downward. There are some houses near ours that have been for sale for some time, and on one of them the price has been reduced three times. That, in comparison to a year or so ago when houses stayed on the market for hours, if even that.
If you're not too anxious and grab at the first thing that comes along in your price range, your patience may well be rewarded. I'd give it a few months. |

Your late to the party, those are 2019 prices. If I could find a 2/2 for 250k, between 466 & 466A, I would buy it and rent it out....

I definitely remember a new patio villa listed for somewhere around $314K back two years or so ago. If memory serves me correctly there were a number of them listed for between $285K and $300K. I remember it because we live in a patio villa and was surprised how much they had gone up since we bought our house.

Right now on the mls there are 20 homes in the 32162 zip between 249.900 and 299,900 do yourself a favor use a realtor

There are mobile homes in the northern area that you can get for around $175,000-$200,000 roughly
Anything there’s not a mobile home is going to be a 1/1 you might find around 200,000 which would be older and up north as well. You can find. 2/2 for around $275,000 and up. |
