The homes being built in Wildwood are meant to provide affordable housing for the people who work here. Many are rental homes.
One of the tricks to build affordable homes is to make the home rectangular, so that the roof lines are uncomplicated. Another is to have uniformity, so that supplies can be bought in bulk and the trades people can duplicate from house to house. Another is to crowd the homes onto smaller lots. Economies of scale is the rule. We need people to work here. They need a place to live that is close to their work. Not everyone can afford to buy a home in Middleton or in Oxford Oaks. These rentals fill a legitimate need in our area. |

if you do profit analysis properly, the least amount of profit are on small homes. They are also small and cheap as the economic workforce in rural FL is not exactly high end wages. . So be thankful that builders are willing to build low revenue, low profit houses for the needed service economy. .
be thankful for those who serve us and care for us. . |

You can rent or buy in Wildwood, or Fruitland Park, or Middleton, or actually anywhere. And you don't have to work in TV. Perhaps you are thinking about the charter school. At least one parent needs to work for The Villages or for a related company, or a company leasing space in TV, in order for your child to attend the charter school. We are not talking about the charter school. We are talking about buying or renting a home. |

My relative's home was flooded during Hurricane Helena. She received pages of State and Fema guidelines and restrictions that she was required to follow. I learned of the 40% rule during this time. It did not apply in her situation but a few pages discussing were included. Last edited by margaretmattson; Yesterday at 10:45 PM. |

Small homes cost less, so you don’t need to do an analysis on profits over a small investment vs a larger investment, the larger investment will make you more money if you apply the same % increase to both investments. For example, a small house costs $300k and the larger home costs $600k, if you apply say a 10% gain to both properties, 1 property is going to net you 2x as much. But in a down year, you will lose less money on the smaller investment.
As for aesthetics, TV build some pretty basic looking homes in a lot of areas, especially near the paths. There are some very nice looking smaller homes in TV, so I’m not saying all small homes are basic looking. |

Home buyers have been complaining that they couldn't afford to buy a first home and now that developers have made prices affordable there are those complaining that they are cookie cutter homes. Geez.
