Anyone know approximately how much taxes are on a Patio Villa without a homestead exemption?

A friend purchased a patio villa in Fernandina in January 2013 for $149K. His tax bill for 2014 was $2,720 w\o homestead exemption. If new construction, the first year will be considerably less because it's based on the unimproved lot. The homestead exemption will be worth approximately $700 for my friend in Fernandina. Hope this helps.

That does include bond. Bond is on the order of $900 of that figure depending on location.

If the property is in Sumter County, you can use this link to check the property taxes. You can just put in the street and view properties with/without homestead.

According to county tax records, a patio villa in Summerhill was taxed $1,616.97, bond paid, no homestead exemption, including $146.40 maintenance fee. That is fairly consistent with all residences in that patio area. There may be differences among various areas. Homestead exemption would reduce that figure by about $650.00.

We looked at one yesterday in Sumter County and the taxes were $2500 including the bond.

Yes, bond payment included in tax assessment. Also assumes that you pay the bill in November to get the max discount.

Downeaster you hit the nail on the head----generally newer villages Bond and Maint. is a bit more----costs have gone up as time goes on!

Wow ! Reading about property taxes over $2700 on a patio villa sounds like a lot. Our property taxes went up slightly for this year but it must be the newer locations, the bond and the maintenance fees that boosted the tax bill. We have noticed that properties have really escalated in cost this year as compared to three or four years ago. I guess if you're in the market, ask lots of questions and choose wisely.

I was quoted by my real estate agent, it is approximately 2% of the sale price, of your home. I don't if that's right though as it sounds lower than what my taxes were, when I bought my home, unless it was based on the previous owners price sale.

Maybe it was basd on new homes?
