Default All Things Fine at Spanish Springs closing...UGH

Just got an email from All Things Fine at Spanish Springs...this is a portion that they sent me because I am a good customer.

Message from "ALL THINGS FINE" store in Spanish Springs:

Unfortunately we have some sad news, unfortunately we have been unable to agree a renewal on our lease and will be closing our store and returning to the UK later this summer.

Notice that is says that they were unable to agree a renewal on their lease...don't know the details but I believe they have been here for many years. Does anyone know the details or how long they have been here...

I hope we don't have empty storefronts all over The Villages because of rent increase or unable to pay the amount of rent. We have lost a restaurant in Sumter, and now a clothing store, and now All Things Fine in Spanish Springs....and I also hope they are able to fill all the storefronts built in Brownwood, too.

Rumor has it prices are too high for smaller companies to continue to market their products in this area. What a shame Southern Lifestyles closed and gave up their space to office space.....Lake Sumter is a great place to shop and just walk around.....very disappointed in failed retailers in our area.

IMHO--RENT PRICES are too much....

So sad loved that store! More than likely higher rent! I truly don't know how some of these businesses survive but am glad some are able to.

From what I was told, there is a store on 466 by Southern Trace called Glitz which is owned by the same people as All Things Fine and is the same kind of store.

I would not worry for one minute about empty stores in The Villages. Lots of the stores have been around for years and lots are chomping at the bit for space.

Well--I wish someone would pick up on the TGI Friday's...store, restaurant...whatever just fill in so we can all enjoy...been empty too long for PRIME location!

No, Glitz and All Things Fine are two different stores with different owners. There is a Glitz in Spanish Springs as seen on this map. Glitz is store 43 and All Things Fine is store 41.

the reason is not being able to afford the rent......to the uninformed that always seems to be an acceptable "rumor" and is not the reason for businesses departure from TV or anywhere else.

TV doesn't charge any more rent than it would take to open up in any modern, busy mall location.

Every tenant knows up front just exactly how much the rent is going to be and for how long. They know how much business they must do to pay the rent and all the other expenses.

Of course if the business does not do what was or is expected they will have to make hard choices.....some leave......some fail......it ain't because of the rent!!!!

Keeping All Things Fine or The Glitz decision was certainly not based on the rent.....but it does make a good rumor (I guess).

It's my understanding that stores have to pay a portion of their profits over a certain point to the villages. Or is this a legend?

Might be legend, might be true, but it is a common rental agreement practice in many areas, not just unique to shops in TV.

Just my feeling - but there are a lot of stores in TV - SS and LSL that are unique in their offerings.

We walk around SS and LSL and wonder who would buy what these stores are selling. At some of the prices that they charge, we wonder what they are thinking.

Think about it. Would you buy what they are selling?

We don't.

This is true and the bar is set very high. This type of retail lease is not unique to The Villages.

As stated above the bar is set very high before ANY kick back goes into effect.
In many cases one would have to double their expected/projected revenues. And those I know of would be most happy to pay if they were doing that level of business.

I suspect not many hit the very high bar.
