Default Question on the new CYV's for sale in Hadley and Hemingway

How does the current price incentives compare to the cost of these units a year ago? Are they selling? Is the area nice or have any problems that your aware of. We plan to visit w/n the month and am curious on your opinions of these units and whether the block or sided units are better to purchase for Florida's climate. Thanks for any information in advance.

I don't have the actual stats for CYV's but i have a couple from the designer series and the % discounts should be similar.

1 new designer in that area was first listed at $525 then dropped to $513 then to $466 and is now listed at $439. That would be a price reduction of 17%. Most reductions on designers in that area are about 15-18% from the first list (which was not a whole year ago since much of that area is new). I got these figures from the latest e-mail newsletter so they are not hiding the discounts. I write them in a document every time i get the newest e-mail. I don't have the document in front of me so the actual dollar amounts may be off by a thousand or so but my memory is pretty good :joke:

I changed the link so it should work. April isn't out yet but just change the 03 on the end to 04 at some point and that is usually what they will name it.

Hadley and Hemingway are the newest villages, so you're talking about new construction. There are promos on all levels of houses, so far as I know. Just remember, though, that when you're looking at prices of these houses, be sure to add in the cost of the bon! The newer the village, the higher the bond....

You might also want to keep in mind that these new Villages are at the extream southern end of the development. The nearest town square would be Sumter Landing, and until the Plaza on 466A gets fully developed you will most likely have to travel some distance for "stuff". That's not to say that you shouldn't buy if the house and price meets your budget and needs. I just mention it as something to keep in mind because it can take you close to a 45 minute cart ride to play the Lopez course or head over to Wal-Mart on 466 from that end of the development.

I hear that the Villas in Hadley already have a great group meeting for get togethers. Very social people.
The area has Odell rec. ctr. with four get togethers for April and many activites. Colony Cottage, (shabby decor is like a trip to grandma's house) has amenities, also, giving us three pools and soon the Havana Country Club will open which puts us between it and Malory Sq. for lunch or dinner out.
We enjoy this area, surrounded by golf courses, only 1 mile to Publix for groceries and
some eateries have popped up in that locale.
The SL town sq. and beyond is within minutes...and we will be positioned between both SL and the new town sq. soon.
We got to El Santiago golf course in less than 30 min. by cart and Walmart in 25 min.
As an upscale area (no ranch or patio homes) this is a wonderful place to live in Happyville.
Our section will have its first block party next week. This is good living.

We just spent a few days in Hadley where we closed on a CYV Monday. It was a ten minute drive to Sumter Landing. We drove minutes to Publix and some eateries in the Colony Cottage plaza. Also a new gas station, Bealle's outlet, Chinese, Mickey D's among other stores in the mall. A short trip down 466a and there are lots of shopping plaza's available. At Odell rec center is a pool for family and children all day. Tennis courts, pickle ball courts, bocce, shuffleboard, horse shoes, etc. There is the Hadley pool for adults minutes away from Odell. The country side is rolling hills and golf courses. Truly beautiful but high tension towers to the rear of Hadley is somewhat of a sore eye if you dwell on them.

After watching prices for a year or so, my unscientific observation is that new construction CYvillas have declined 13% in the last year.

In talking to the realtors here in NY they are saying a 1% drop per month. That tracks pretty close to your observations for TV CYV's.
