Default Lake County

Is there some way on line that I can find out which villages are in Lake County? I want to look at houses for sale on Welcome to the Villages, but it seems the only way you can get the manufactured listings is to choose counties.

Jan,

I THINK that there are only three villages in Lake County. The three original ones...(.I think)
Country Club Hills, Orange Blossom Gardens and the Village of Silver Lake.

I am a NEWBIE and probably wrong. I too would be interested to know.

This web-site has a lot of information. For some reason the sites internal to the Villages cannot be linked from within TOTV??? http://en.wikipedia.org/wiki/The_Villages,_Florida

Click on Footnote 5 from within the Wikipedia article. It goes to Community Development Districts and you can get to a map of these.

From the Villages' $5 (??) map, there are a number of Villages in Lake County:

Orange Blossom, Silver Lake, Oak Meadow, El Cortez, Del Mar, Mira Mesa, La Reynalda, Valle Verde, La Zamorda, County Club Hills, Spring Arbor, and the various Villas around Spanish Springs Square.

I'm a little confused NJG: Why just Lake County? You could use the villages real estate site and choose by price and look at all homes that fall within your range regardless of style. There are ranch homes and some villas that are priced within the same range as Manufactured homes. I don't mean to put down MH's but I don't see the need to determine based on style.

I may be wrong, but I just looked at a map and it appears that there are villages West of 441/27 that are in Lake County. These probably do not have manufactured homes which are in the area east of 441/27 in the villages listed above (Orange Blossom, Country Club Hills and Silverlake).

This forum is so great for information. The map I have here today is not very clear. I got it off Lyle Gant's site. My husband (aka sweetie )has the GOOD one in his car. Jan, I too wondered why just Lake County. I want you to be nearer to me in Sumter County.

I think no homes in Lake county have bonds. That would be my explanation of why she wants to sort by county. Many TV homes in Lake county are not manufactured homes.

There are several Lake County villages West of 27/441:

La Zamora, La Reynalda, Mira Mesa, El Cortez, DelMar, and a few groups of villas. I'm not sure if those villages West of 27/441 are treated the same politically as the villages on the East Side.

Thanks everyone for your answers. The reason that I was looking for Lake County was because I like the "historical" area. And I want my garden gnome to have a good home (just kidding folks).

I didn't think about doing it by price range. I found one I really like in Orange Blossom. It's all remodeled and on the water. I think it's a tad small though.

We can't move for months, but this has become my hobby - looking at houses in TV.

There are some manufactured homes west of 27 also, in the Mira Mesa neighborhood in Lake County. A few of the early site built homes were designed like manufactured, but put on slabs, as opposed to crawl spaces. Then site built ranches and villas were preferred for many obvious reasons. All new homes are now on cement slabs. Hope this helps you some.

The map they sell at the Mercantile shows the county lines and which villages are in which county. You can get on by mail but someone else will have to tell you how. As to taxes:
2007 Millage rates were:
a. Villages in Lake County: 16.9329 per assessed thousand plus $371 for fire and solid waste.
b. Villages in Sumpter County: 13.5843 per assessed thousand plus $61 for fire. Solid waste is billed separately on the utilities bill.

Note that all villages in Lake Co. are also within the city of Lady Lake and the city has their own tax assessment. One can weigh these slightly higher property taxes in Lake County against having no bond. It is hard to make a general statement about which county is more tax favorable because the price of the home, whether it is your primary residence, and any assessments or fees imposed by the CDD affect the overall cost of home ownership. If you are on a fixed income, you will have to calculate each home separately in order to avoid surprises. The people in the county tax offices seem very helpful and willing to assist.

Marion county is 14.7728 per assessed thousand plus approximately $693 for county waste and water, fire, and CCD assessment.
