Default Property Taxes on Resales

How do you determine what your property taxes will be if you purchased a resale (in all 3 counties)? Thank you.

Look at the Property Appraiser site for each county. Is this what you mean? It shows mileage rates for the county in general and specifics on each property. You will need to take homestead and other exemptions into consideration. Real property taxes in Florida are paid in arrears.

Your realtor should be able to give you an estimate of the taxes. These are typically prorated based on the closing date.

We purchased a pre-owned home and our taxes were far higher than those quoted on the information provided in the specs for the house. This is not a criticism. The information is based on the current taxes paid by the former owner. Taxes are based on appraised value on pre-owned homes which also correlates to mileage estimates. If the property you are purchasing has never been re-appraised the current owner may be paying taxes on a house that has not been appraised for 6 or 7 years. This difference could account for a difference of over thousands based on a new appraisal. I know ours was at least 1500 more. Again, not a criticism.. it is what it is.. but it's very important if you are attempting to estimate your purchase costs.

If your prior home was in Florida, you can claim some portability from your prior home and get some reduction on the value of your homestead for tax purposes.

Lyle Gant has a calculator on his site. I ran a $300,000 home and pasted the result below.

Lake County is much more expensive. Lake county has no bond they just charge you a bond equivalent that never goes away!
