Default One and a half car garages

Can someone tell me if all 1 1/2 car garages are same size? Does W/D in garage mean more room has been added in garage or does that subtract from available space. Do some model homes have larger 1 1/2's?

Some 1 1/2-car garages are larger than others, although similar. In my ranch, there is extra room for the washer/dryer; I don't know if that is true for all models.

Floor plans for new homes on the villages.com may help you.

All one and a half car garages are not created equal. The location of the door going into the house is usually on the far wall but I looked at new courtyards in Pine Ridge and the door was on the right wall, right where you would park your golf cart. You also have to consider the location of the plastic sink. I moved mine a little to allow the cart to come up further.

W/D in garage means they are located there rather than inside. Normally these are located to the left of the entry door in an indented area. Many people insist on an inside laundry but I have found that having it in the garage eliminates noise which is a factor in small ranches and cottages. People who have the washer dryer in the hallway leading out to the garage (along with the HVAC) get alot of noise from those units. Personally, I am only out in the garage for a few minutes getting clothes so the trade off works for me.

If you can possibly handle the extra cost, opt for a double garage plus golf cart garage. So many home buyers did not get the golf cart garage but then regretted that decision a short time later.

I also would highly recommend looking for resale homes in established neighborhoods. Reasons include the ability to negotiate price, lower or no bond, no building surprises by you, and mature landscaping.

Use a MLS realtor in addition to Villages realtor as neither can show other's listings.

We have a Colony Patio Villa with the W/D in the garage.The other model has the W/D in the house.The usable garage sq footage seems to be the same for both model.My mid size pickup truck,Nissan Frontier, barely fits in the garage.
My Camry leaves some walk around room.

I agree. Our biggest mistake was not getting a golf cart garage. If we ever sell it will be to get one. It's a pain in the butt trying to maneuver around the car and the cart every day with not much extra room and we have a two car garage.

Thank you, great info. Just to be clear, don't have much room to walk around with truck and golf cart or just truck?

Where we stay the outside door handle is offset to left side. It is a 1.5 garage with W/D in the far front. With the golf cart inside it leaves very little room for a normal car. Since I often like to shine on my 'Black Beauty' there is not enough room. I was told that the garage doors with the outside handle in the middle are larger.

If you want to know the exact dimensions. Go to The Villages - New Home Sales, on the left side of the page, click on model home gallery. The five different category of homes will appear. Patio villas, courtyard villas, cottages, designers homes and premier homes. You'll see a photo like the one below, click on the photo of the style home you're interested, and then click on floor plan.

Never thought of noise with the washer/dryer inside. Good point.
I did not want the heat of the garage so ours is inside by the door leading to the garage. We can hear the machines when watching TV etc. We do have a door between the living space and W/D but do not close it as the noise does not bother us. You will also have a more noticeable noise problem from the dishwasher. Would like to eliminate that so we tend to run the dishwasher at bed time or when we are out. We also might run the washer at bed time. We can not hear either from the bedroom.

I will also agree the more space you have in the garage the better off you will be. Also consider the room needed to open the doors get in and out of the car.
If you have mobility problems you might need to open the door wider than normal so keep that in mind.

We had a W/D in the garage of our previous CYV. I hated lugging the laundry out to the garage.
Now we have a laundry room beside the MBR and I love the convenience. If it's noisy, I close the door.
We also moved to get an oversized garage.
We found the 1 1/2 way too small for SUV + attic stairs pull-down + bikes + golf cart + hobbies.

Thank you Barefoot, you hit all the areas I was concerned about, sounds like I am back to 2 car garage for sure. Appreciate everyone's help. Our conservative approach sounds like it will cost us in the long run by moving again. The SUV must have its own safe space.

Looking at the garages on the floor plans is just a start. If the lot size is large enough, the developer, in many cases, has extended the floor plan, (and in different areas). We were lucky enough to get a 2-1/2 garage that had been extended 2 feet in length. We now have plenty of room for storage, with floor to ceiling shelving all the way around, as well as fitting in two cars and two golf carts in tandem. A larger garage makes the property more valuable to you while you are living in it as well as when the time comes to resell.

IMO No 1 1/2 garage not big enough unless you drive mini or smart car. Look around at all the cars sitting in driveways and in the street.
