I don't know. But I would hazard a guess that it is less than MLS agents make routinely on homes they sell in Florida. The MLS agents are really miffed they can't sell new homes here.


The sales staff work ONLY for the builder. The builder pays for national advertising and local signage and markets a product that practically sells itself.

Typically new home agents net around 1 percent of the sale price which in some cases they have to give a portion to the Broker they work for. Some builders go even further and only pay on the base price and do not include upgrades. Now, before all you previous and current agents start telling me differently I said typically which is based on my own 20+ years as a Realtor in upstate New York.

OP, I suspect you would have to ask one of The Property of The Villages agents. One of the agents might share that information.

as a former broward county realtor...i wouldn't get out of bed for 1%.

Broward, when I left the agency, we were getting 6/7.....sometimes 5%. Depended on how much you can get the seller to pay you.

Everything was negotiable.

Kstew: That 5 or 6-7% commission you're talking about - wasn't that the overall commission for the home, which would then usually be split between Listing & Selling Broker (not counting cases where those were the same entity). Then the piece that went to each actual Listing or Selling Agent, within that Broker's office, would be a matter of their internal/company policy? So that, say for a $100,000 home, and a 50-50 split, the Selling Broker Office would get $3,000 if the Commission were 6%. Then, if the Selling Agent had a 50-50 split agreement with his/her Broker, the Agent would get $1,500 of the Commission. In the end, the Agent received about 1.5% of the total Sale Price. So Mike's estimate of "around" 1% wasn't that far off. I think you may have been mixing up what the Broker's total Commission was vs what the Agent got at the end.

In any case, this is not a "realtor" event. These are sales agents working for TV, not actual MLS Realtors. So their commission could be entirely different than what is normal for MLS.

And I don't see anything wrong with asking. It could determine, for instance, whether you decide to work with a Villages sales agent or a MLS realtor, if you aren't looking for a new home. Prices of homes could vary depending on what the seller has to pay the Realtor or sales agent.

That is an MLS commission. The Villages agents work for the developer. I doubt they would pay anywhere near 6/7%. Since they have a captive audience for new homes 1% is not bad at all.

50/50 split between selling agent and there broker is usually for newbee agents. after working for the same broker, the more you sell, the more you make. We had people in our office with a 80/20 split.

The rule was, the more you sell, the bigger your cut.

If that applies to TV salespeople, I don't know. But I have heard that a seller signed a contract with TV for 6%, and so the salesman end would be 1%.....developer 5%. seems kinda one sided.

I think Johnduffy is asking about RE commission on new homes.
I think Kstew is talking about a seller of a pre-owned home listing at 6%.
I might be confused, I often am.
