Will Clifford Villas be too noisy?

Default Will Clifford Villas be too noisy?

Just got back from a visit to TV, and we are thinking about buying a new villa at Clifford Villas when they are finished. There will only be 33 of them. No info available on model types or pricing (although you know they have that!) but we are worried about possible road noise. It borders on Moyer Loop and will be next to the soon to be opened Heald Way and the new also so to be opened Walmart. Plus looks like something is going in commercially on the north. I can envision a LOT of traffic there.
Any thoughts? Thanks!

Any were south of 466a going to be lots of traffic

That's true when in your backyard or sitting on your lanai, and that's only if your neighbor is out in their yard doing work or talking. If you're inside your CYV you won't hear a thing from neighbors, maybe if they are power washing the driveway you might hear that. We have a masonry CYV and I have never heard anything inside from the neighbors. In fact, I have a pretty awesome surround sound system with huge speakers and when I turn it loud and walk outside, I cannot hear it at all. That area in question will be a busy area. We live in Tamarind Grove, which is just north of 466A and near Buena Vista. It's about as central as you can get between Brownwood and Lake Sumter, 3-1/2 miles either way. If I were purchasing now, I would look for a used CYV in the Duval, St. James, Gilchrist or Pinellas areas. The only negative with our village is when travelling by golf cart we must travel 1/2 mile to 1-1/2 miles on the side of St. Charles to reach Buena Vista. I'm no fan of riding right next to cars at 35 mph when I'm in my cart. Duval, St. James and Gilchrist you can reach Buena Vista cart paths easier and Pinellas is close to Pinellas Plaza which is much less congested than Colony. Also the new Lowe's Shopping center that is under construction is close to those villages.

While we are not in a villa, we have roads both in front and behind our house (Pinellas Place to the rear), and the only time we notice the noise inside the house is if we have the sliders open, then we get some road noise. In our case this dies down fairly quickly with the setting sun. This is a very individual choice. If you think road noise will be a concern, then IMHO, look elsewhere, and but used if necessary, rather than move in and hate the location.
The Villages is a wonderful location, and I am sure you will be able to find a great location.

We were set on buying a courtyard villa, then our sales rep had us stay in one for three days. Change their mind when you're outside you hear everyone's conversation their phone calls and their pets. Just our opinion we did end up buying A house that backs up to a road. As everyone will tell you there's traffic during the day if you're sitting on your lanai you will notice if you're in your house you don't. Anytime after 6 o'clock there's no sounds hardly at all it's nice not to have someone behind you.

We wanted to buy a courtyard, too, but after seeing multiple courtyards I just felt too closed in by all of the walls. We ended up buying a patio villa on a private corner lot and extended a beautiful brick patio off the side for extra entertaining and seating. We have a gas firepit and we love it! We also get more exercise now that we have to walk the dog..rather than just letting him outside!

Default The Exponentially Factor

In my view with few exceptions noise will continue to be an issue as this community develops because noise inducing elements will exponentially increase with size... more homes more people more cars more lawn mowers, more more more . the idyllic retirement community ended long ago

Agreed.

While they may be convenient for those with pets, the combination of the 'megaphone effect' with the walls and the awkward/limited parking...made us decide against one.

Light pollution as well as noise is a concern. You would need room darkening curtains throughout your house to eliminate the nighttime parking and security lights from these stores.

On a positive note, it will be close to shopping and golf. We have a CYV and love it but we are on a corner lot. Probably would not want one backing right up to another and on both sides but then the majority of Designer homes back up to others with no privacy unless you create your own plant buffer

Click on the link below, you'll get a new page, on the left side about five down you should see 'model home gallery' click on that, you'll get a pop-up, which you may enlarge using the box in the upper right, then click on the type of home you want. You should see the various types, patio villas, courtyard villas, cottages and designer homes. Click on the style you want to see.

Everything else about The Villages you would want to see, such as homes for sale, open houses, activities at the square, movies, etc is at 'www.thevillages.com'

Whatever you do, don't wait. Once the build out is complete, prices are going to skyrocket. (teehee)
