Lightbulb Southern Oaks south of the Turnpike Flyover

Here is a flyover taken New Years day over the Southern Oaks development phases 1, 2, & 3. This is the area currently under construction between Fenney and the Turnpike.

Southern Oaks is the original name of the planned development located between of the Turnpike, CR468, SR44, and the Sumter/Lake county line (the large orange block on the right hand side of the first attachment picture below and the outlined area of the third attachment). It stood stagnant for a decade until The Villages announced they were purchasing the property and developing it. The announcement came on the heals of the announcement of The Villages partnering to develop the Wildwood Springs development and renaming it The Village of Fenney (purple block on the left side of the first picture).

Southern Oaks has since expanded several times to encompass land on both side of the Turnpike for about a 5 mile stretch.

The name of Southern Oaks will probably fade into history as new "villages" are announced. Phase 1 which abuts Fenney is the Village of Desoto.

The second picture is a preliminary development plan of what some of this area may look like. (This was provided to the Wildwood commission in August of 2017.)

As usual, and rightfully so, only enough information has been released for the developer to move plans forward, but there is obviously a very well developed long term plan in place.

I've seen those well spaced dig holes at another construction site. I am NOT saying this for sure about this site. The one I am familiar with was to determine the possibility the site maybe on top an ancient Indian burial ground. There was a requirement for how far the holes where to be separated in a grid pattern and how deep each hole had to be. The soil then had to be sifted through a specific size screen. Nice video.

Default Percolation tests

Most likely the holes are percolation test holes. They are required for most construction. A percolation test (colloquially called a perc test) is a test to determine the water absorption rate of soil.

Perk tests are used where septic systems are to be installed......since TV utilizes sewer not sure a perk test is required.....would be a county question I assume.

did the previous expansions (south of 466 and south off 466a) have 'development' names also? Does anyone remember? I've only known TV since the building had just started south of 466a and Brownwood was going up. Just curious.....

That I don't know, it was before my time, I've only been here 4 years. The name "Southern Oaks" is from another developer's development plans for the area and has just hung with it. This is unlike the Wildwood Springs development which is now known as The Village of Fenney. Don't forget about the Landstone development south of 470 that was purchased last year by a Villages shell company "Buffalo Hide and Cattle". This has been rezoned for agricultural use for now but is an obvious logical long term expansion of The Villages.

The areas south of 466/466A were on the books a long time before they were actually developed and were all in the original developer's (Harold Schwartz) plans. CDDs 9 & 10 were established just a few months after his death so they had to have been in the planning stages for years prior to in order to acquire the land. Another example is the Fruitland park areas, the preserve are has according to county records been owned by the developer or a shell company since 1998 and is actually shown on a traffic management map dated 2005, both long before any developments were ever announced for that area.

The developer is good at what they are doing and have both vision and a long term plan.
