Default Is The Villages still offering the delayed building option

When we were at The Villages last year (April) we were told about the 'delayed' building option where we could select a lot and, for payments of up to $15K, we could delay construction as long as a year. Is that program still in effect??

We are returning to visit in August, wife is retiring in July 2011 and I will be seeking fed security job in the Orlando/Tampa area. If I find one we'd move in July 2011. Based on that we'd like to pick a lot in August and delay construction until summer 2011.

We remain in contact with our Sales Rep and have not heard anything to the contrary except that not all lots qualify for this option. As I understaned it those that would not qualify include lots of a "premium nature" such as "View Lots" or lots that might sit empty while homes are completed all around them.

However, you might want to call the Sales Office at 800-245-1081 to verify. That's the only way to get current information on something like this.

After you call, please consider posting the answer you get for the benefit of others as well.

I believe that new home option still appears on TV web site. I agree, the best way to find out is to call the Sales Dept.

I don't know if that option is available. When you were here in April TV was offering this plan, as well as a 4% discount on the house. The discounts are gone as of 1/2010. Call your agent or any agent and they can give you the scoop.
We bought on March 31, 2009, and got a settelment date of June 18, 2009. Our plan was to keep working and paying two mortgages until our house up north sold then retire and move. Our house had been on the market for 9 months. It sold the a week after our TV purchase. We rented in TV for 2 months while construction was completed. It worked out great for us but if we had waited a year to build on the lot we would have lost a 4.5 % discount on the home. And we moved in when alot of our neighbors were moving in. We get together with all of our neighbors, about 100, once a month but the original 12 or 14 neighbors who we meet when we moved in we see 2 or 3 times a week for golf, dinner, pickleball, the square, trips out of the bubble......
If your house is the last one built in the neighborhood some of the friendships will be bonded, you may feel like the new kid in school. I recommend waiting until you are ready to move then buying. The buildout is not projected to complete for 5 to 7 years. That sounds like it is in your time frame. If you get a job or retire sooner you can rent and store things at the rental or a storage unit for a few months. When you finally do purchase your home will be completed in less than 3 months.

Lisa.... south of Pennecamp and west of St Charles. It may extend to the western edge of the Villages (county road 121?) Still north of 466A though.

73Goat,

Yes, the one-year plan you described is still available. But as Allen already mentioned, it may not be available for all lots.

My wife and I wanted to put down a deposit on a lot on the Lake Miona Golf Course (the back of the house facing the Golf Course) in Pennecamp. It was around December 30th, 2009. The requirement for that lot (until January 1st, 2010) was that you had to build right away. We were told that starting in 2010 we could put down $2500 every other month and wait for a year. So we waited until January 4th and put down the first $2500. On January 4th of 2011 we will have to come up with 20% of the total cost of the lot and the home we pick, less the $15000 we will already have put down, and close about three months later.

I think the high demand premium lots are the ones that don't qualify for the one-year wait. If they haven't sold fast enough, I think that's when they allow the one-year deal.
