Can anyone note how much the monthly amenities fee is and, also, itemize what it is used for.

I have never seen a list broke out for the $135. I was told it goes for all the upkeep of pools, etc.

According to my deed paperwork, "The Villages Community imposes special assessments on the properties through a special taxing district. These assessments pay for the construction, operation and maintenance costs of certain public facilities of the district. The maintenance assessment is set annually by the governing board of the district. These assessments are in addition to county and all other taxes and assessments provided by law and are paid in advance.
"Amenities including clubhouse, swimming pools, golf courses, tennis courts, guardhouses and other facilities are to be furnished by the develop in exchange for a contractual fee to be paid to The Villages Community Development District, created under Chapter 190 of the Florida Statute (VCCDD). The district has assumed the obligation to provide those services and does in fact provide them. The facilities are available to all The Villages whether in this unit or one of the many other units which are part of The Villages. The developer is constantly adding facillities and periodically transfers them and the right to receive the fees to the districts. The fee is $135 on new construction and can not go up in excess of the Consumer Price Index. Fees are mandatory. There is no homeowners associations."

Here is a link to the Sumter Landing Central CDD ... there is a link on this page for FY09-10 Budget. This will at least give you an idea of the revenue sources (amenities plus other related fees - like exec trail fees) and the expense categories that get wrapped up in our monthly amenity fee and related services.

Question Annuity Fee = $137.89

Hello everyone, We purchased a pre-owned home @ Oct 2009. Our annunity fee was $135 until @ 2 mths ago. Now, it is $137.89. We are in Sumter County. I figured everyones' fee went up - is this not so?

Your amenity fees change by the CPI on an annual basis. The date is the month that you put your down payment on the home - not the date you moved in. In your case it is a pre-owned home and the annual update goes by the original owners start date. If you look at your VCDD utility bill it will tell you when the next amenity charge calculation date is.

First thing you get when you pay your monthly amenities fee is a Villages ID and the right to get your guest's ID's

My thoughts are that it includes the things below. I am sure I will miss many things and perhaps others can add to my list.

Remember that you will not use all the amenities that are available simply because there are so many. You will be paying for many you don't use and I may be paying for some you use that I don't use. I have no problem with this.

1. Maintaince of and use of the Executive Golf Courses.

2. Maintaince of and use of the Neighborhood Recreation Centers and the things offered there such as activities, pool, pickleball and tennis courts, horseshoe pits, shuffleboard courts and bocce ball courts.

3. Maintiance of and use of the Regional Recreation Centers and the things offered there. The sports pools, and many activities at these centers.

4. Maintaince of and use of the Softball facalities.

Most all of the above are available for the use of a resident and their guest with their guest ID.


Above is just the first things that came to mind. There are many other facalities that it takes a Villages ID or Guest ID to use and by checking at the links below you will find them all.

This will perhaps give you the best idea what all you can do with a Villages ID which is what you get for paying your monthly amenities. When you use the Recreation Centers they do ramdon checks for Villages ID's and Guest's ID's.

Thanks for the links, My husband and I are renting for the first 2 weeks in Aug. and we plan on doing a lot of looking around this time when we're down. Now I know the Recreational News comes out on Thursday in the paper,does that change weekly or monthly, and where is the best place to get the paper on a daily bases? Thanks

The Recreation News changes weekly. You can buy the paper at The Veranda, Sweetbay or Publix. I would think if you are renting in TV that you probably could also arrange delivery to your rental place during your stay.

You can pick up the Recreation News which is published every Thursday at any recreation center. It is free.

thanks, Zcaveman for the online link. We are just buying in Pennecamp and I like being able to see what's happening in TV before we even get down there from Conn.
