Default Water Mystery

My house is a (Fairmont) poured concrete courtyard villa experiencing water seepage under the external garage wall. I had a plumber inspect it; no plumbing in the wall and no leaks from pipes. I had a neg gutter run, but fixed that, re-caulked the nearby pillar, painted the house and filled all small cracks. Turned off both water main and sprinklers for 3 months, removed trim piece inside and used a box fan to dry it out, but after just a few days with the fan off, water continues to weep and pool along a 2 foot section, requiring me to keep the box fan running. Checked roof, no indication of any leaks, no Sheetrock stains along walls. There is no pooling water outside. Has anyone had problems with cold joints? I’m thinking this might be the issue.

Sounds like groundwater to me. Maybe install a french drain line right along the outside of the wall, about 12” under the ground surface to give the water a place to go besides inside your garage.

Maybe the sewer line is leaking under slab?

I had same kind of house with some water only bout 6 months old water was they checked everything then a roofer checked dryer vent it was clogged use a cot hanger to clean out never had problem again
