Default Renters advice from a city girl....

I know I am probably going to get some unpleasant responses but I if I can spare others to perhaps avoid my pitfalls then I have done my good deed. And perhaps this is normal for TV, I just don't know but spending lots of money to find out

After my beautiful 1 month lifestyle stay, I moved up permanently, unfurnished long term.

House rental #1- newer landlords, older home, home sat empty for months, untreated for pest control so you know what happened, I moved in & became the Property manager to work on getting the house under control. It was infested & kitchen centered, handled many appts with Dean's inside and outside, lots of Ant nests from lack of regular pest control & landscape attention.

House rental #2 - new landlords, new home, home sat for months before closing and I guess was not treated despite being told otherwise by realtor. I moved in and became property manager again for warranty repairs, water leak, carpet change & starting pest control inside & out with Massey plus my new job of sweeping off webs hanging all over outside of house, hosing it down regularly in order to keep under control since Massey can't do much for this issue.

Lessons
#1- make sure the house is ready for you before renting or moving in - Lawn, Pest, etc.
#2 - see if experienced landlords and who is managing the property locally (professional would be best) otherwise, you & your time will be property managing everything & you may end up with landlords who overstep

moving is stressful and exhausting so having the extra layer of chores initially was definitely an unexpected burden I did not anticipate and wish I had known about before moving....my bad

I am a city girl and do not like killing and cleaning up bugs inside my home on a daily basis, sorry bug lovers....

Our house, though rented, is in tip top condition, between ourselves, and the vendors. . . Maybe inspection run through prior to renting? Property manager is very responsive, and we inspect the house every 6 months, whenever possible, between renters. Add upgrades when necessary based on our visit, and annual maintenance all performed on schedule.. . . with most covered with long term warranties. . .

Maybe a better selection criteria or ask on here who are the best slum lords?

thanks...might have been both timing and availability, not sure but both properties looked great upon initial visit prior to contract .

You rented twice from new landlords, maybe they just don't know how to rent a house ? Next time try a seasoned landlord from the area.

Pay my mortgage or yours. Seriously take a harder look, inside cabinets, stains, etc.
