We rented in the Villages several years ago and had a fabulous time. Unfortunately we ended up buying a maufactured home in south Florida.
After three seasons we've realized that there is no comparison to TV and are thinking of relocating probably taking a big hit on our selling price.
Can anyone suggest a minimum price for an entry level home. I read the asking prices but what are they actually selling for?

Default Prices

Bought in May. Found that most homes, if priced right, sell at or near the asking price. What is the right price? Do the research and make comparisons on like models. Good luck.

Hi Mike,
I see it's your first post. Welcome to TOTV! Are you aware that there are manufactured homes available in the original section of TV?

My suggestion is to work with a Realtor and let him or her know the price-range you are looking for. It will not add to your cost, as the buyer's and seller's agents split the commission. Get a written "buyer's agent" agreement with your Realtor, so that he/she legally represents only your interest in the transaction.

If you see a home that is just what you are looking for, but think the asking price is too high, make what you consider a reasonable offer within your budget. The worse that can happen is your offer is not accepted. I can't speak for the market today, but we paid considerably below asking price when we purchased in TV a year ago.
