A few weeks ago someone posted a 1 or 2 paragraph reply on one of the Lanai or mini-split threads. In it they gave a lot of information on tax impacts and discussion items with the building inspector. I thought I had copied this, apparently I forgot to save my work. I spent 2 to 3 hours using the search function never found the info, so if the poster (of the reply) sees this can they repost or send me a private message, or if anyone else happens to find this, send me the link.

It looks like the reply from BogieBoy may have been the one I was thinking about, but this did not mention a mini-split. I have been reading so many replies, I may just be confused.

I have heard that adding air conditioning (either a mini split, or ducts from main system) triggers taxes.
However, adding de-humidification from a mini split does not. Something different about creating a "living space" vs mold protection. |

You are correct, the reply I was looking for seemed to have more insight as well as some comments the person gave from the building inspector. We are going to go with a mini-split de-humidifier, I have been checking the humidity levels and they are above the recommended levels for the equipment that will be in the room.

I believe I had talked about the tax incentives for installing energy efficient hvac systems, but I too cannot find the thread here. I may have talked about it on FB. I don’t remember the exact numbers, but the tax credit is somewhere between $2000 and $3000 for qualified installs.

A mini split does not lead to an increase in taxes as long as you leave in the doors. If you turn it into a Florida room by removing the doors you will increase the square footage and get a small increase in your property taxes c

I think I was the 1 that made the comment. There is wrong information in the above threads. There are indeed 5 levels of enclosing a lanai that could cause Sumter county to increase your taxes. For example, I enclosed my lanai with double pane glass, raised the floor to house floor levels, added electrical outlets in the floor and columns, tiled the floor using the same tile as the house, put in a new mini split unit, and don't pay any new taxes. Here are the 2 reasons I don't pay any additional taxes: 1) I have sliders that slide out of the way so I left them in, if I would have taken them out, then the county would increase my taxes; 2) when I bought my mini split early this year, the dealer calls it a dehumidifier unit which includes a sensor for turning on if the humidity goes above a certain %. It still operates as a normal mini split heat pump which I control with the Cielo unit instead of the stupid remote that comes with the Mitsubishi. If the mini split did not come with that dehumidifier sensor/switch, that would cause Sumter county to raise your taxes.
1 more note, I got the mini split that installs in the ceiling which you can't see, instead of looking at the huge ugly box on the wall. It costs more but much better looking it you happen to look up. |

If you go the County Building and Tax Collector’s office in Pinnelis Plaza, the gold dome , they have a one or two page handout about the building codes and mini split AC units. It explains the codes and tax implications of different applications.

Not exactly correct. It is my understanding is if you raise the floor to the same level as the rest of the house it will increase your square footage that is the basis of your taxes. I don’t know anything about tax credits.
