First & foremost you must be a convincing liar. They administer a polygraph exam and the applicant must be able to lie and fool the machine on 95% of the questions.

Practice Q&A:
Q: Where were you born?
A: The moon
Q: Is the property in compliance?
A: Yes. We would never sell a home that is not in compliance.
Q: Will the amenity fees go much higher?
A: No, they are capped.
Q: Is this a gated community?
A: Of course.
Q: Does Community Watch do real policing or just ride around & wave?
A: Real policing.
Q: Is traffic congestion a problem.
A: No. The local roads are lightly traveled.

You get the idea...make those lies so convincing that you almost believe them yourself.
