We are looking to build around the Eastport area. Having learned recently that the Village of Well Point is likely to be the next area developed after Moultrie Creek, we are excited since it should be a reasonable golf cart ride to Brownwood/Sawgrass/Ednas/Fenney. I am not necessarily concerned about safety, but what should we be concerned about considering the area is adjacent to Coleman?

Nothing to worry bout , living next to a max security federal prison, housing terrorist and other high security inmates.

If you are thinking about buying in that area, I highly recommend that you scout it out, FIRST. In the morning, there is school traffic (3 schools) that can block the roadways. The Marchiing Band practices outside and you can hear it for miles. During games or events, the stadium gets full bringing endless traffic and more noise. Downtown Middleton is just a stone's throw away. I have been told there will be nightly music like our squares. Again, this brings more traffic and noise. It is probably best to wait until other villages in the Eastport area are available. We were going to build in Moultrie Creek. After seeing the traffic and hearing the noise, we have decided to wait.

For years the old HS, had games, bands, and lights from the field. Yet rarely did residents complain about the sounds, or the lights. Why because for years TV residents packed the bleachers cheering home teams. Even if they had zero grandchildren playing. Bands practiced, kids played, we have zero issues with being near schools, or downtown Middleton. It’s not like traffic is 24/7 like a big city, both our boys (St Paul, Louisville) will actually walk instead of driving the traffic). Both went to Middleton sat watching drop offs, bands, practices, enjoyed just being around normal life, and not a bunch of very unhappy grumpy retired people who want zero noise.

I am in Richmond, can still hear the train whistle and wheels couple times a day, but especially at night. Funny I could hear same noise in Caroline (could hear certain bands, Pennacamp, Fernandina.

I am amazed that so many people came from areas that didn’t have traffic, must be why many are so upset with the amount of cars that “Get in their Way”, on the way to grocery, appointments and such.

We lived in an area with farms, lots of lakes, retail and grocery was 1/2 hour away.

Yet my 6.8 mile trek to work could take 11 minutes (emergency call 3am) , or during rush hour up to 45 minutes.

We sat outside on our lot in Richmond (4 streets away from turnpike noise, prior to homes built, we can hear humming of tires, close to the same as BV, but 90% less than backing up to any street in TV.

So before you buy take couple lawn chairs and just sit, if children, music, cars, or cart noise bothers you. Pick something else. Best thing about TV, you can buy, sell, move easily, and make a profit. Average move was 2.5 times, but could be more. We are on our fourth house, have many friends who move every couple years, just to be in the new area.

As far as the Coleman, one does realize prisons are all over the country, yet people live near them, drive by them (sign “don’t pick up hitchhikers), and work at them. Again if you fear being anywhere near where people are behind bars, and a fence, look elsewhere. My guess is if they breakout they will go as fast as they can, heading far away from the fence. Then maybe travel far north TV to grab clothes, and transport. But just my thoughts

I would be more concerned about the cement factory view. If you buy, make sure the rear of your lot doesn’t have that view and it directly faces east.

Would that be the same for water towers, power lines, turnpike view, bridges, back of retail, fire stations, hospitals, free standing EDs (because they use sirens more than the prison).

Eastward facing lanais are significantly beneficial. After all, you are “living” in the home environment day in and day out.

Sorry thought it was referring to the concrete tower.

Out of four homes in TV not one lanai faced east, one south great in the winter, not here for summer’s, one north, on the cool side, one southwest which was really good because of the view. This house is northeast, Sucks for pool in the winter, summer doesn’t matter.

Ignore the crybaby's. Coleman is surrounded by a forest on the east side. It's quieter and safer than a National Park.

If near Marsh Bend Trail, you may see lights over the trees at night, no different than from any parking area.

Wellpoint is just south of Monarch Grove, more than two miles away from Middleton so no issues with noise there.

This area north of Eastport is a prime location and will be in very high demand. Similar to being close to Sumter Landing. It's within two miles of Magnolia Plaza, Sawgrass, Eastport, Middleton and near multiple new golf courses.

Once Bexeley and Corbin Trail are open (soon), there will be quick, easy access to Sawgrass and the Turnpike. Most of 470 and the Eastport/Middleton area can be avoided during school traffic hour.

More villages in Eastport will be built. No sense in buying RIGHT NOW if you can wait. I looked at the lots in Moultrie Creek and passed on building there. Check it out, yourself. As you have read, many are warning you that it is not a great spot to build a home. In a few months, lots in prime villages in Eastport will become available. I suggest that you wait. JMHO

You just need to worry about all the criminals who are NOT locked up. The whole area surrounding TV seems to be a hotbed of drug abuse and all the crime that goes with it.

Be careful Jefc1965. If you consider buying near the cement factory off of Marshbend and 470/ Central Parkway visit the area. There are lots with their rear view facing directly north. Unbelievably, they have a price tag of about 99k. This is the same direction as Coleman prison and the cement factory. I’m not saying you can see the towers or not see them depending on the lot. Just be careful. If I was buying there, I would certainly visit the property for the full ambiance. Here is a shot off google maps. The circled area is the cement factory. Note Marshbend Trail and 470. The towers are very large and tall. IMHO quite ugly also. You can easily distinguish where the prison is.
