Does anybody know why when heading south on Morse and crossing over CR44 there is zero landscaping. Every other intersection or entrance way into a section of the Villages is landscaped, and in some cases have beautiful rock formations and waterfalls. This is the gateway to the southern region of the Villages and you would think it would be more of a focal point.

County records, it looks like one side is The Villages Land Operating Co and the other is CDD13 owned.

Some possibilities:
- Not Villages owned at the corner - Not all land down that road is owned by the Villages and they don't want to cause confusion with Sandalwood and Continental Country Club or appear to include either as part of the Villages. - Land near the corner has not been developed and is not yet presentable as a formal Villages entry - Too busy building houses at the moment

My reading of this map is that within the dark green line is Villages property, outside not. Comparing the north side to the south side, the Villages owns close to 44, with the small ponds & flowers & Villages sign well within the property boundary. On the south side it does not own as close to 44.

Correct. There's a utility easement on one side and setback due to the turn lane on the other. These may have been factors in the decision although it would still be possible to have a decorative feature if the developer desired.

Looks like there is a plan given the additional green blocks and water retention ponds. The orange indicates future commercial space.

More than flowers we desperately need a dedicated turn lane to turn right onto 44 (headed west on to 44 from southbound Morse- currently it frequently backs up past the roundabout at Soaring Eagle).
