We’re starting to have interest in putting a coating on our lanai floor. We’re not planning to do the garage or driveway at this time.

Would a contractor want to do a small job like this (28’ x 10’)?

What should we look for as far as epoxy vs other coatings?

Any particular contractors to look at? Or stay away from?

Whatever you decide on, make sure the final coat is slip resistant, I like shark grip but there are several similar items. I very nice SMOOTH finish can easily become an ice skating rink when wet. As for contractor, we have had very good results with driveways by Jay, he uses a Xylene based concrete stain that lasts a long time without additional clear coating. Our lanai is approaching 10 years and still looks great.

I think it depends on how busy whatever business you choose. Some are booked out 6+ weeks and may not want a small job. Our previous neighbor just had their 24x12 with a 11x12 birdcage done. Company was very happy to complete the job. Reputable companies will not ask for money upfront

I have an appt next week with a professional to come talk about my situation so I will pose these questions to him but, since you have experience with this, I'd like to ask a few of you, please.

1) Is the staining a one-coat process and then one sealer coat?
2) If so, would that also mean it tends to be less expensive than painting?
3) On a driveway that has Southern exposure all day - how would you quantify a stain "lasting a long time"?
4) When staining with a clear coat to finish -- is Shark Grip also necessary like it would be on a painted surface?
5) If the job would include staining some newly poured concrete in addition to 30 yr old concrete -- would the resulting coloring be the same on both?

1. In our case yes this was a one step process, and clear was never applied.
2. You should never PAINT a driveway (or any outdoor concrete surface), regular paint will not last. Our contractor used a XYLENE based product for Sherwin Williams, which is actually a concrete stain.
3.Since a driveway is essentially flat I do not see how a southern exposure would be any different, ours lasted almost 10 years, and several other homes in the area have had the same experience.
4. IMHO, any coating applied to a driveway needs to have a NON SLIP finish, in our case the shark grip was added to the stain, we never had the driveway clear coated, but if we did it would have shark grip added.
5. The product we used was opaque, so I would expect the colors would be the same on new and old concrete. NOTE: if the finish of the concrete is different, then you may see or perceive a difference in the color due to the finish.

We used Finney's Pressure Washing, Seal Coating and Painting to paint our garage floor and to coat and reseal our driveway which had been painted 10 years before. After it was re-sealed/coated, it looked like new.

Finney's is great to work with. They are very reasonably priced, family owned and true professionals.

We (upon the strong recommendation of several neighbors) used Edison Concrete Creations three times since our move in the first week of March.

Epoxy in the garage--and "paint" on the driveway, front porch and a 38 X 10' "sun patio" on the back.

Cannot speak highly enough for them. The garage was done first, the driveway the next week and our patio 2 months later.

No upsell at all and great suggestions and advice from our first visit. Meticulous design work (we had a Celtic design on the driveway and a compass on our sun patio" and they were awesome. it took almost two hours for the driveway design and about an hour for the sun patio. The crew changed the design for us when they arrived to make it look even better.

The owner (Edison) showed up for our driveway and *HE* was not happy with Celtic design since he thought the colors *WE* chose just didn't fit (the design faded into the driveway). He had his crew reapply the stencil and redo it...as I had already written the check for him I was amazed/pleased that the owner took that much interest in his product.

Cannot recommend them enough. Very happy with Nate and the design process, the scheduling and the work. Highly recommend--my neighbors loved them also.

Use a polyapartic coating with silicate spread on the final coating while it dries. I know Liquid Floors from Inverness uses the product but I’m not sure if other companies layer like that using the same technique and formulas. They are bar none the best company for your dollar, but they are pricey.
