Now that we have a contract and by the way Friday is the home inspection. Fingers crossed.

How do you find out what are actually options/upgrades. I understand there are packages for different features. We are coming down April 5 to make our selections and would like to have some idea what are the upgrades. Our sales rep has sent us some information ,I know how excitied I will be picking out things I'm afraid I will go wild with my selection.

How do you have a home inspection before you have selected options? Or do you mean you have a contract and home inspection on your non villages home?

Yes you can see I am still confused. Thank you for understanding. The home we are living in now has a contract. The home inspection is this Friday. The young couple want to settle March 31. We will then rent from them till I get out of school .

We are building the Gardina and will be coming down April 5 to select what upgrades we want.

From what I understand there is a pkg for everything in your selection. But they can't give you prices. So how can you plan your budget before coming if you really don't know what they offer for upgrades.

Sorry if I confused everyone I can't think of anything else. I'm sure I will have lots more questions. You all are a wealth of information.

Congratulations. We have a Gardenia model and it is a good layout. There are a couple I like better, but this one is good. Some options to consider if they still allow them. I would expand as much as the lot would allow. Ours has an expansion through the middle of the living area of 4 feet which gives you a kitchen that will handle an island, wider hall and a little more living space. I have seen some that have a 2 foot expansion on the guest wing side that has a very positive space impact. Add a closet to the den if allowed as that model does not have enough closet space. Even if only used as a den, add the closet. Add bay windows any place they allow. Makes the rooms appear larger and more open. Add as much space as possible to the garage. It is the only storage space you have. A bigger garage also means a bigger attic over the garage with some storage. Add a golf cart garage if possible. There is no home in TV that has a large enough garage. Even those premiers with a 3 car full size garage, they are to small. You will have at least one car, maybe two, at least one golf cart, probably two, maybe other toys, and need some amount of storage space. I have yet to see any home in TV that I would be satisfied with the garage space. Now I have some toys, lots of tools, a few hobbies, so maybe I am unique, but I would make the garage as large as the lot would allow.

Don't know about the Gardenia, but the Begonia has optional bathroom layouts also.

I'd say if you figure around $250K for the house, you can add or subtract options to fit into your goal. There are some things that you can take the bottom line on and upgrade later. The first thing that comes to mind is the kitchen appliances. The bottom line items work fine, but the upgrades are quite expensive if you do them with the purchase. You should be able to pick up better appliances later cheaper than the builder charges. There are other things that you can do later also.

The way TV does things may not be what you are used to. They ask you to choose all the options then go to a contractor and get a price to build with your specs. They give you you price and you say to much or sounds good. My advice is to choose what you want and go all the way. Then when the price comes back add or subtract from the extras. If you have to subtract do things that can be changed later like carpet, tile, fans, counter tops. It may take a few days to get the final deal but you will be able to live with it in the end. Washer & Dryer can be purchased at Lowe's for less and you get what you want. Same thing with window treatments ie. blinds ect. Tile or carpet, grade of carpet, tile on a diagonal or layed square. Appliance upgrades. Counter tops and fixtures. Sliding door that opens into the wall or not. Gable or hip roof, (I think hip may lower ins. rate). Drywall with square corners or rounded corners. Bumping out an area is the big option and the one that costs but it is hard to add 4 feet to the garage in a few years. Get as much as you can afford. Good luck.

WOW I knew I came to the right place for information. All that was info has now given me a better understanding of what to expect. Thanks to elevatorman,getdul981,12ridehd,
