Looking at a home in a cul-de-sac that backs to Morse above 466. Anyone have experience in that area? Is noise an issue? Are there any other disadvantages to having a home that close to Morse (or Buena Vista for that matter)?

I personally would not buy a home that backs to any major road. Morse, Buena Vista, Baily Trail, Odell and others. If you look at a Villages map those streets are in bold. If you look at price these homes run a minimum of 8-10% below other like homes. You will get early AM cart noise as golfers head out for early tee times, later night traffic as folks go home from the squares and more regular traffic. This is a personal preference of mine as I like peace and quiet. I also would not buy a home near the power lines, the treatment plants or backing to a shopping plaza.
Right now there are so many options that you can select, I would really think it through. Go sit there at 6:30 AM and see what you hear.

We own a home that backs to Morse Blvd south of 466 and it works for us ... no complaints ... FWIW ...

We own a villa that backs up to Bailey Trail. Noise is not really a problem for us.

In the area you are looking it appears that homes are set back more and the landscaping has grown high up there. So privacy in the back of a home is really nice...

Apparently a number of people were not given a 8-10% discount when purchasing homes in the Villages of Bridgeport @Laurel Valley which is situated on 466, the heaviest traffic road in TV morning, noon and night. It is my understanding that the homes closest to 466 go for $450,000 plus with a $50,000 bond and continuing to increase rapidly as they get closer to the Laurel Valley course??????
The homes built closest to the Laurel Valley course do have a great view. I can hear the 466 traffic while playing the course and assume that residents do or will ????????? |

My house backs on to Morse, but the lot is deep and there's a fence and plantings between the fence and the cart path. I watch the carts, cars and trucks, go by, but don't seem to be bothered by the noise. I lived in CA, not far from a freeway...this is wonderful compared to that constant din....

You want to watch out for the big power lines near San Marino (I think) and Morse. A lot of the nearby trees are going to be removed by the state.

That may be true when buying from TV, however the resale market is opposite. House for house backing to a street brings less money.
