As a wannabee I constantly get my information from your comments and appreciate it very much.
I'm confused on Village sales and indepedent outside the villages. I have checked on a home from a realtor outside the villages and then checked on the same exact designer home on the villges for 10,000 dollars cheaper , can someone tell me how as I understand they are suppose to be independent of each other. |

They compete with each other, and do not cooperate. There is an interesting story about how this happened. The Villages Real Estate agents (VLS) have a monopoly on NEW homes. They are the only agents that can show and sell new homes. They can also list and sell pre-owned homes. The Multiple Listing Service agents (MLS) can also list and sell pre-owned homes, but not new homes. If you're questioning the pricing of pre-owned homes, that is up to the owner and the agent. Some houses are overpriced, and some are priced for a fast sale. Some pre-owned homes which appear identical may have a pool or birdcage or some extras that add to their value.

We have found that with the VLS, THEY tell you what price to lists your home after they do an appraisal. We were going to list our home a year or so ago with the VLS. They came in an appraised it and told us the listing price. We didn't agree with their number but they would not change it. If we wanted to list it at another price, we would have to use the MLS.

Thanks ooper; I take if the vls appraises your home at a certain price that is it and if you feel it's worth more you have to go mls, is that correct

When you look at a pre-owned home the listing price is just the asking price.
In this market make a reasonable but low offer. You can always go up but it is hard to go down. Last year we told our MLS agent to put a clause in the offer that if the property appraised for a lower price we would reduce our offer to that price. That one line saved us $5,000. |
