Smile Re Va Loans

Someone mentioned that VA Loans were not accepted on Home Loans in The Villages.. Can the person who posted this explain if that was definitive in general or at just one particular Bank for Mortgages..Just curious how to verify the statement... Thanks to those that may know further details..

Default VA Loan In The Villages!

You can get a VA Loan on a Pre-owned home in The Villages with no problem as long as you use a outside mortgage company. We used ERA and had absolutely no problems whatsoever! New Homes!!! No Deal .... !!!

Absolutely true,

I tried , I cried and still went down in flames.

Welcome to the Villages machine.

It is designed for a reason good or bad , well oiled and a VA loan is not in the engine design.

I was dissapointed to say the least.

The main reason you can't get a VA loan on a new home in TV is they want to close in 30 days. I don't know if any VA loans can be finalized within the 30 day time line. There's also something about the seller has to allow you to acquire a VA loan on the property being sold. I think the seller has to pay some points or something like that.

Times may have changed but when I was in real estate a new VA home had to be constructed using VA inspections to insure veteran's were getting a properly built home. If not built using these guidelines, then it had to be at least one year old to qualify for a VA loan. Also, there were some charges relating to a VA loan that MUST be paid by the seller. Not a lot, but it would add up. I suspect the root of the problem would be the builder not wanting to build to VA specifications or having to wait for a VA inspector to pass every stage in the building process.

Did you use someone around The Villages on used the people at the 800 number? We are getting real close and I had talked to someone at the 800 number several months ago and liked what they said, but no rush then as my wife last day working at school is May 25th. I am going to use my VA for the 1st time and have already gotten everything from them. Just wanted to know which way you went and your experence.
