I've read both of those recently. Leisureville is one authors in depth look at the whole 55+ community structure both in TV and elsewhere, although the lion's share is in TV. It's really pretty interesting although everything he writes is tainted by the fact that he hates the idea of age discrimination so much.

The second book is just more of an information manual, but I would read both if I were you.

Leisureville was written by Andrew Blechman. IMO it is an interesting read, though flawed.
