good morning

Not sure If I want to build or buy a spec home . If you bought a spec home, were you happy with it? I do know that they have almost 300 spec home a month on TV web site so they must be doing somthing right,LOL. What I am asking, what are your thoughts on spec vs build it. Thank you.

If I bought a spec home, I would get one with golf g for the extra room.

I decided to build, only for the reason I could customize. I got a lot big enough I could bump out the garage and lanai, and have a basic idea of the extras I am looking for. But I did look at spec homes and pre-owned as well. I was oh so close to the purchase of a pre-owned that I really liked and it would not have taken much to make it exactly what I wanted. In the end it was location...however, in a pre-owned, your bond is likely paid or at least partially, and the fees are most likely a bit less. Something to consider in the big picture.

Our spec Jasmine already had front and rear stretches, and a 2 1/2 car garage. It also backs onto a local street, so the yard is deeper and nobody's lanai behind it. These are things that we told our salesperson that we wanted, and he came up with a short list of candidates. We also benefited from a closeout price in the neighborhood. So we are very happy with our choice. The other good thing about a spec-home is that you can more easily judge the effect of exposure and surroundings.

We bought a spec home in May and we could not be happier. We considered building and looked at lots. We found it hard to envision what our neighborhood would look like when it was built out. When we saw our new home, we both knew it was "the one"--it hit all our hot buttons. We have a corner lot, extra large garage, huge stretched lanai that is offset from our neighbors, walk-in shower, tile in all rooms except bedrooms, and an open kitchen. And to top it all off, we have great neighbors!

I think it would be fun to build a home, but I am not sure that I could have made design choices that are any better than what we have. And I loved the immediate gratification of picking my home and moving in a week later!

We can't make a judgement yet on Spec verses Build... We are looking to close July 9th on a Spec home because of timing and want to get settled as soon as possible. With fingers crossed the home, lot and price appealed to us Looking forward to meeting new neighbors at a Neighborhood Get together in July!! We'll be settling in the Village of Charlotte

We did a spec furnished patio villa and have no regrets. We saw a price drop on their web site, went to see it and placed a contract. This was our fourth visit to TV so we had a fair idea on what we were looking for. We settled a little over two weeks after signing the contract.

You're welcome. I usually fly into Louisville when visiting my sister and brother-in-law who live in northern KY -- much cheaper than flying into Cincinnati. In fact I will be flying into and out of Louisville over Labor Day weekend. Keep those low airfares at SDF.

great information about telling the salesman what you are looking for in a spec home. I did not know that they did bump outs and larger garages. I think I am leaning towards a spec. We will see.

We bought a spec and are very happy. Some of the factors that led us to buy the spec were: We could see the houses beside, behind and across from us so we knew what we would be looking at from all parts of the house. We could see how the sun shined in each room. Ours had an expanded lanai and garage as well as a golf cart garage on a cul de sac lot. We got a discount on it which basically paid for the cost of the golf cart garage. The only thing I don't like is the "spec" carpet which is very cheap. We will simply replace it when it wears out, which I suspect won't be more than a couple of years.
