Default New Homes pricing change?

I tend to check out TV new and resales each day. Noticed a change in structure of new Spec homes for sale (297 as of this AM). Specs always had a 'discount' pricing - a "Was" and "Now" price - no doubt to incent Spec sales over custom builds. Noticed yesterday that most new Spec homes on the TV site only have a ''Price'' now - those that had a discount price before...now do not.

We have our custom Design Meeting in Nov, one of the last. Wondering if the pricing will be bumped up... again. Can't blame the Developer to get as much as they can, but for those folks hoping to get a deal on Specs... perhaps not now.

the difference between a "spec" home and custom build is zero!!!!!

TV has sold enough homes to come up with a configuration that meets the demand of 98% of the so called custom build. I say so called because there are no really built custom homes in TV....far too many restrictions and options they do not handle. Great for the aftermarket folks.

Unless there is a complete collapse in the world that could affect TV, from here on to the build out supply is less than demand = increasing prices.
Good for all our investment in TV.

We purchased a spec home and was listed for I believe 339,900 with builders discounter 329,000. However-during appraisal only came in at 332,000. So the builders discount was just an inflated value.

Only on the market 30 days -so not like it should have dropped that much however just an inflated price by the developer.

As of this morning there still are "was - is" priced new homes on the village listing, but not all listings as it has been.

Your price is not locked until the design date, if they R not doing discounts on that date then U don't get it.

If the price goes up U R subject to the increase.

Throw in the "bond of probably about $25000 which you owe as a lein against the property and, sorry to say, you are really "under water".

I noticed that this morning, myself. Hopefully, things won't change too much more in the next three weeks. But, if the prices keep increasing, we'll be out of luck in purchasing a Spec home.

1. There are some "discounted" Specs still avail - but a small %, and perhaps those are ones on the Market for a while and they want to incent to sell.

2. Yes, all these price increases of New is good for current TV residents, and should reflect in your home values. good for you.

3. I passed the chance to be a TVer 8 years ago when moving to FL. Bought new in a 55+ comm 20 min away, and in the end will lose about 20% when sold (on market now). Woulda/shoulda/coulda. But since then the dream was to be a TVer, and we will when our house is expected to be built in Feb 14. Any gains on our house in the future will be for our heirs - we simply look forward to the lifestyle.

I have always thought that "priced at" and "available now" on Villages spec homes was a sales gimmick. Not a bad thing, I am used to how the market, well, markets.

So what it is listed at and what it was is just the price...and the prices are going up.

Helped a friend look for a patio villas a month or so ago and watched the new and resale prices go up right in front of our eyes, and appointments were canceled as homes went under contract.

I think to get a home last year or the year before was a good idea.

We can now enjoy watching the prices go up. Here and everywhere and the interest rates go up too.

The discount is a sales gimmick in my opinion. We bought a spec home 2 wks ago so I'm fairly current on the sales routine. The kicker is the discount is tied to giving them 10% of the price within 7 days. After 7 days you lose the discount. Keeps the money flowin' and helps to lock in the buyer. IMHO it's just part of the game...the rewards come after you move in, drink a big glass of kool aid, and join the Lifestyle. It's all good!

The ten percent down has been going on since we bought our first house here. They don't need gimmicks.

Although perhaps not told "directly" by a salesperson, its "implied" that "you better buy now before prices and interest rates go even higher"---and soon there might not be anymore new houses available (potential buyers thinking) as TV is in the final phase of development.

I too, follow the market in TV pretty closely and the homes on a golf course or water with no houses directly behind have gone up in price even more! Perhaps, a bit of over exuberance IMHO. "They" are making hay while the sunshines!

Regarding the first point, I can only speak from my experience but there was zero sales pressure or implicaiton of rising prices. I knew what I wanted and the Villages representative was the vessel to help me get it. He didn't push, trick, or try to persuade us in any fashion. As Gracie said, they don't need to. If I hadn't bought the home I did, I am confident someone else would have. I didn't need a salesperson to convince me of that.

And on the second point, making hay while the sun shines is probably no different than any of us did in our work lives to enable us to end up here. Nothing at all wrong with that for the residents or the developer.

I was with my sales agent at 5pm yesterday. She said she just came from a meeting telling them there will no longer be a discount on newly released homes. She did say the ones that were released before yesterday would keep their discount. To me it looks like the older releases are showing the discounted price only.
