Default ??? about future build out

Hey all you prognosticators, I am requesting your services. I am ever so close to buying a new home with you guys, actually 2 but that's another story. Up until recently there was the so called "building program", you know, pick out your lot, colors, granite and the like. Now, all that has ended and "what you see is what you get". I get it that the snowbirds are starting to flap their wings and the shelves are being loaded in great anticipation of the buying frenzy. When season ends and they fly back home (1st question), do you think the "building program" could possibly come back, (especially when that huge tract of Hillsborough starts being built on), to keep the sales pace through the summer months???

I am fluent in "sales speak" but the TV dialect is almost a new language altogether. After logging many, many miles on the highways and byways south of Stillwater to 44, the amount of dirt under development well, it's a *basket*load to say the least. And hungry for more "Fruit" as most of you know.

OK swami's, tell me. Will the "building program" ever come back?

If sales start to lag production (I know, I know) will prices be adjusted under the guise of tweaking a floorplan and calling it a "new model" ?

Will Premier homes ever be built again?

Why only so few IVY models??? (looking for an Ivy and a re-sale Patio Villa or Ranch.)

Build out will be 5-10 years out, will we live that long? with us older seniors, passing daily here, there will be plenty of homes, all sizes and prices...worry not

We had only specs to buy in 2008, and had a LOT of choices and found just the right new house for us.

The developers are so successful because they have their fingers on the pulse of market conditions. They keep their crews working steadily and haven't had much change in increasing or decreasing employment that I can see.

Who knows WHAT will change with the world in flux?

TV Developer will not go back to selling lots and letting you go into design unless something would drastically change regarding the economy. Highly unlikely. A good salesperson should be able to help you find pretty close to what you are looking far----then there is the Resale Market that they can also help you with. There is a difference in Sales Representatives---enough said!

I respectfully disagree that build-out on new homes is 5-10 years out. The Developer is currently building over 300 new homes a month and is ratcheting up the number each month.

There is only so much land available that is contiguous to TV. My predication is build-out of new homes with come in the next 3 years----maybe sooner if the Developer is unable to purchase some smaller parcels (less than 1,000 acres) at reasonable prices. Resales will always be available and development of commercial property will continue for several years.

As usual JustJim is SO right.

Many folks nearby that HOPE to sell their land have unreasonably high prices on the parcels. The Developer can only hold steady on his prices, and keep his margin if he continues to buy land at the prices that he has done or close to them.

some are holding their breath for the build out...when it happens, it would be like knowing the winning lottery ticket numbers...i like the wait and see.... trust me there will be a preowned home or maybe a new one in our future

I very much appreciate those of you who give sage advice to someone that is at present outside The Dome. After considerable thought, roller coaster emotions (I will, NO,,I wont, I want to, ad infinitum) I have come to my final conclusion,,,"It is what it is" Should have realized that at the beginning. Now I can spend more time contemplating why I cant seem to keep a consistent golf swing. Actually I do have one,,a bad one!

PS If anyone happens to know what street the Premier is going up on I would really appreciate it!

A agent told me it would be about 2 years or so, plus home prices are increasing several times a year.

Ivy models require a very large expensive lot. Most interior lots in TV will not accommodate the Ivy model.

At the end of Warnock off of Hillsborough, We have done 2 houses already. Unit number is 235
