Is it true that if you put a Mitsubishi air conditioner in your lanai that it doesn't increase taxes but if you pipe it in from your home air condition it will increase your real estate tax?

Don't know the answer to that question, but I can say the amount of additional tax you would pay is miniscule and the benefit you would reap if you were to sell the house is huge. The Villages sales agents go strictly by the square footage in the tax records - so obviously the more square footage the higher the resale value. Call and find out how much your taxes would increase with the additional square footage of your enclosed lanai.

Here is what I have been told:

The source doesn't matter. But I believe you would need heat and air supplied to the lanai.

Taxes are based on the square footage. For the lanai to be included in the square footage, the following need to be true:

The lanai floor would need to be level with the floor of the rest of the house. (no step down)

There can only be a maximum of one door to negotiate from the "public space" of the house to the outside. In other words, if you have sliders between the Great Room and the lanai, it could require you to go through two doors to get outside, therefore the lanai would not be considered part of the home's square footage. But if you took the sliders out, now it would be an opening, not a doorway, and the lanai could be considered as part of the homes square footage.

I cannot attest to the accuracy of this information.
