My husband and I visited last weekend and were very impressed with TV.
We need two master bedrooms so the Avalon we walked through was wonderful. But our main concern is how barren the area seems. Our other concern is, given the economy, will the Paddock town square become as successful as Lake Sumter Landing and Spanish Springs? Also, it seems the Avalon model is hard to find at this time. So, we plan to buy eventually because TV is just too nice to refuse. Anyone with any advice on the southern extension area? I admit I am a scaredy cat. |

Keep in mind that when I closed May 31st, 2011, there was NOTHING south of 466a. There were still cattle grazing on Evans Prarie.

And when I closed in Oct. 2009 Hemingway was just started building and there wasn't even a rumor of building below 466A. I think Paddock Square will be even more successful than LSL and SS. Better grab a new house while you can. Prices will keep going up as there will be less and less new homes availahle

And when we closed in the summer of 2008, there was hardly anyone shopping at Publix! It was great when it all began.

And when we closed in Charlotte a year ago, our realtor told us it would be years before there was anything close to Brownwood. What a difference a year makes in TV. When we were back in MI for the holidays and came back 3 months later, the change was astounding! And now driving from Charlotte to Brownwood, every day you can see the changes and new homes. TV is an amazing and ever changing place to live!

the condition of the general economy is not any remote comparison to the economic activity driven by TV.....not even close.
The spending base does not require employment. Some of us remember when Sumter Landing did not have as much as Brownwood has now. The only thing that can happen in and around Brownwood is even more development. Brownwood is not locked in by TV as Spanish Springs and Sumter Landing are. Think about all the shopping centers that came into being off Rolling Acres at 441 and you will get some feel for the future of the area along route 44 and surrounding tributaries. Just keep in mind that the cost of entry into TV will only continue to increase so plan to buy sooner than later....if at all possible. |

We closed two years ago in June. There was nothing after Bonifay Country Club other than four houses which had just been built. There was almost no Fernandina, no Gilchrist, no Pinellas, no Hillsborough, no Collier, no Evans Prairie, certainly no Lake Deaton, and no Brownwood. My understanding is the landscaping takes three years to "take off" so that may be why you think it looks barren. But, undoubtedly, in two more years, it will look full and, for sure, there will be a lot more houses.

We close 12 years ago on our home in Springdale by Nancy Lopez. When we looked at the house most of the surrounding "villages" were barely under construction if even at all! a little over a year later the other Villages were up and the following year we had Publix and shopping at Mulberry Grove. Looking south the rest is history. Get in while you can!
