Amenities Fee
read in todays Daily Sun that there is a proposal to cap the amenities fee at 155.00 so that all residents will end up paying the same fee monthly, unlike now where they vary. sounds good to me.

Ale.... The article today, page C9, wasn't totally clear. As I recall past discussion on this issue, there were some inconsistencies where existing homeowners were paying more in amenity fee than the prevailing rate for new construction. This occurred when an existing homeowner's anniversary month coincided with spikes in inflation.
I think what they are trying to do is ensure that no existing homeowner pays more than the prevailing rate for new construction. The current amenity fee for new construction is $145. This action affects relatively few homeowners. Also, if you purchase a resale, even if you are moving from elsewhere in TV, you will pay the prevailing ($145) amenity fee on your home, regardless of what you or the prior owner was paying before. It is NOT an attempt to have everyone pay the same fee. That would be a noble goal but would violate the amenity contract homeowners signed when they bought.

Amenities fee
We just bought a lot Wed. 4/18 in Fernandina and the fees were indicated to currently be $145

" Anyway, fee increases are inevitable, but, protections are in place to ensure that they will not be astronomical. All in all, it's a pretty reasonable fee for what you get. I know many condo owners who pay $500+ monthly for HOA fees.

Based on the following data and for what it's worth, I endorse an eventual cap to our amenity fee, which has been tied to the Consumer Price Index each year!
For my Sunset Pointe property: 02/05 - 08/05 115.00 09/05 - 08/06 118.68 +3.2% 09/06 - 08/07 123.54 +4.1% 09/07 - 08/08 126.50 +2.4% 09/08 - 08/09 133.61 +5.6% 09/09 - 08/10 130.79 -2.1% 09/10 - 08/11 132.41 +1.2% 09/11 - date 137.21 +3.6% Whatever, friends from all over are astounded that our fees remain so low! There can be no amenity fee raises above the CPI. It is in the deed restrictions. All they are doing is trying to cap the amenity fees at $150. I have been here since 2001 and I have gone from $105 to $129. It will take me a while to get to the $150 cap if they set it at that.
The ones that win are those that signed and agreed to the CPI raise and going to be capped early. I think that the big problem is what is going to happen after there is a loss of income to the amenity fund by the capping of the fees. I think that the original plan for amenity fees was okay. Why do you want to change it? Is your problem that some are paying less then you? Or that down the line someone will pay more than you? As TV grows so does the expenses. Think about it and pay your fair share. Please!! Z
