Default Arc meeting 2

Well, after my first request for a driveway design was rejected, I met with my design artist, Carlos from Custom Ram Design to redo with the restrictions mentioned. Now Custom Ram is the best at driveways. Carlos is an artist. They, like the pool people, are 1 year away from your job. Demand for them is high for a reason, they are the best. So, there is ample time to go thru the approval process. So I refiled with the changes and 2 weeks later the next meeting happened.

The second meeting had more contractors present. And the docket showed 130 requests.
Again, when you check in, the people that are there to be reviewed are given priority treatment in line. I was there about 45 minutes before my request came up. Which is very considerate of them. As mentioned before, for those of you who read Arc Meeting 1, this is a very professional, down to earth group of people deciding on requests. They are your neighbors who unlike other groups of HOA meetings elsewhere, there is not one God figure that has to have a sacrifice to get approval. Bottom line is, they are there to help you. And they do.

Again, if you file a request, best to be there for the meeting and if its complicated get your contractor to do it, BUT, you can still attend. A simple explanation of a question can prevent you from having to do it over and over again, BE THERE! I did notice more contractors there this time with several requests.

Again, roof colors seemed to dominate. Your choice needs to resemble the original shingle colors. This time there were more landscape items. Bottom line on plantings is that they have to be at least 3 feet from the property line. The biggest concern always seemed to be encroachment on a property line. There are minimum distances that have to be met.

Luckily, my new design met standards and I was approved. I have attached 2 pictures of art design. Picture 2 was approved because the design/picture/object, was limited to a 5 by 5 size. You will see in design one that the entire driveway was a design. Pretty marsh scene BUT, too big. Pictures are a design, lines are not a design.

On a side note, paint, coverings or designs on your porch under roof do not require approval. And if there are dissenters to what you want to do, they can attend the meeting as well. I did not see and dissenters. I am sure that would add some excitement, but, none today.

There also was a lawyer present to make things legal. Bottom line here is to not be afraid to submit a request, and attend the meeting, don't assume you can do anything you want. It may cost you. Again, Cudo's to those who choose to serve on the ARC committee and employees to keep the Villagers on the straight and narrow. They are not adversaries!!!!!!

Which District are you referring to? I have been to an ARC hearing for Districts 13/14 with my request to change exterior house colors, which was approved. The meeting I went to , back in April, was lightly attended. There were about a dozen souls there to have their requests heard. Mine was #3 on the docket, so I was in an out in about 30 minutes. The board member did have a couple of questions, so I'm glad I was there. The process was well run, and very smooth. I did hear later that a couple that were on hand for their driveway request were turned down, but at least they were given the "sticking points" for modification.
