Delivery and Installation about $250

U might be able to get by with a 30 Gal WH.

Buy a Marathon water heater, assuming you are looking for an electric. It is the last water heater you will buy but it does carry a higher cost. The tank is fiberglass so there are no sacrificial anode rods to worry about. Alternatively, the hybrid heatpump water heaters are also worth looking at.

A couple months ago my M-I-L had a 40 gal gas water heater installed in her villa before she sold it and her cost was around $ 600 after TECO chipped in their $ 300 rebate.

No one has mentioned an electric tankless WH, are they not popular in TV?

Not enough power for a tankless electric hot water heater-usually gas, with a basement so all the fixtures can be zoned & controlled.

I looked into them about 12 years ago when building a custom home. My builder had installed several but wound up replacing them with tank electric water heaters because of unhappy customers. One issue is they require a *lot* of power. If I recall correctly, I think you will need 240V 60-100 Amps. You may need some electrical work done. Unless you have a truly compelling reason to go with one, I believe you are better off avoiding them. In my opinion, their only real advantage is space savings. While the standby losses are essentially zero, they are actually quite small in tank water heaters that are well insulated. As I indicated previously, take a look at Marathon tank electric and the hybrid heatpump water heaters.

Although we don't do water heater replacements, I would say between $450.00 to $500.00 for a good gas water heater that size. And you can expect to pay around $300.00 for installation.
Remember you can always find cheaper if you look hard enough, but you usually end up getting what you pay for!

A Rheem 40 Gallon water heater sells for about $325 to $550 depending on the guarantee. Installation is between $200 and $300 depending on your plumber. I would check the elements first, I ws running out of hot water too Quick,I found a bad element changed it for $30 still working 5 years later. Good Luck Len & Mary

Good advice if the water heater is not leaking, its not rocket science, two heating elements @ a T-stat--call an electrician

Word to the wise-flush your electric hot water heater once a year, unless you have an whole house water filter--then forget about it.
