Hey Peeps: Just looking for some of your expert and experienced advise on whether we should build our new home in TV with the builder's upgraded wood flooring (which costs extra) or build it with standard carpet for no extra price and then install the wood flooring through the after-market. Any suggestions? Anyone have an experience on the issue you could share with me?

After market, period. case closed.
The choices and savings R significant. I'm going to a cypress mill tomorrow to pick up my order for the living room, I'll post pic's Also show how to install the hi tec way. First the wood needs to acclimate for about a week in the AC, I guarantee U no installer the builder uses does that. .

Hi, Swampy. My husband and I bought a new home in The Villages about 3 years ago. This model was already built and we had no input regarding special features we would like. We would, in a heartbeat, have the builder install as many features as he would agree to when building the home and install only the finishes the builder would not include. Any extra money for the included features would be a well-returned investment as far as time, mess, repairs from damages that occur from contractors you may hire later. We are very satisfied with the quality of our home and would love to have the time back that we have spent in the after market remodels/upgrades which for us included: all new landscaping, sliding front door screen, attic stairs in the garage, new counter tops and faucets in the bathrooms, painting, new light fixtures, wood floors for the bedrooms, extra towel bars, 2 new patio cement pad additions, enclosing the lanai, shade installation for the lanai, plantation shutters for all the windows, under cabinet lighting in the kitchen, some electrical outlet changes, closet systems, donuts for the sprinkling system, roll-outs shelves for the kitchen cabinets and I'm sure there are a few items I may have missed. We were always do-it-yourselfers but this time most of these improvements to our Villages home were contracted by us. The mess from installing the woods floors and finishing the lanai were the worst but loss of time is huge too. Many of these jobs only take 1-3 hours but then factor in the "window" of time you need to allow for their arrival, times they don't show up and then their rescheduling after you've spent the day waiting for them. I'm sure you're getting the picture here. We would love to have walked into a completed house with the finishes we wanted, warranty in place and ready to have fun. So your decision will come down to how much time, effort, money and aggravation are you ready to commit to this. Twenty years ago, we wouldn't have minded so much. We are now living in the moment and wish it would have all been done when we stepped into our new home. Good luck on your build and I'm sure you'll make the best decision for you. (I also forgot to say that we had engineered wood floors installed and were informed that some companies would not warranty their flooring products unless they were installed by professionals and I did see that fact on some of the wood floor manufacturers websites.) |

The flooring choices offered by the Villages were too limited for me. There is so much variety out there in the marketplace. This drove my decision.
