Default Bison Valley

Do the homes in Bison Valley have the same amentities as the other Villages?

Bison Valley has no amenities other than acccess to the golf cart paths. They also pay NO amenitiy fee (no pool, no golf course access, no rec center, no village ID) plus they use well water for their sprinkling systems. The homes were built by the same builders as in the Villages and the homes come with the same guarantees. It is family orientated, great location to the Village schools and they donot have the restrictions on what they can or cannot do on their properties. ie. you can have basketball courts set up in your driveways.

While we have no amenities, we do have HOA. Set up by The Villages. We do have restrictions on what can and can not change in your yard. We have a ARC that watches, and has to approve all changes to property. We do have fences which originally we were not suppose to, but someone dropped the ball on that. They are the biggest pain in the you know what.

Thanks of the information. I saw one that was for sale and that it had a fenced yard which is something that is a must for us with our dogs. I thought maybe this may be an alternative to getting a courtyard villa, but if all of this is the way it is, no thanks.

there is only one neighborhood that has fences in the villages, and that is in the village of hemingway on nash loop. it was an experiment by the developer, and was not repeated. the homes are about 4 years old.
and it is a great place to live.

I have seen a couple of those on the Villages Pre-Owned homes for sale. Do you know about how many homes where built with the fences? It would be great if one just happened to be for sale when we are ready to buy.

Via the Satellite view of Nash Loop on Google Maps, I counted 48.

With some effort, you could ascertain the addresses for those properties via the Sumter Co. Property Appraiser's web site. Or just wait for a pre-owned listing to show up on Nash Loop and then research it.

You can also use Zillow.com to get addresses and other info on them.
