I read in Zcaveman's excellent posts that you have 30 days to make an appointment to get your sprinkler system inspected before the 30-day warranty expires. Who do you set that up with? (Is that someone with TV or do we need to get a private company to come out?) We are closing in Dec and just sticking around 3-4 days and I guess I need to get something scheduled before I get there. If it's a private company, I would appreciate recommendations... THANKS!

Whoever installed your sprinklers/landscaping is the one who does the sprinkler check. You should get that name in your closing papers. If not, call the builder and ask who installed them. You can usually get an appointment within a day or two of calling. You might try calling your rep and asking that person to get the name of the landscaper for you (probably Tri-County, but no guaranty on that) so that you can set it up now.
Depending on whom is sent out, the check can take anywhere from 15 minutes to an hour -- just depends what, if any, problems there are and how much they feel like showing you. It's really pretty cut and dried (just be sure your car isn't in a spot where it will get wet).

The home warranty department also has all that information, if you cannot get your builder.

There should be a sticker on the electric panel in the garage. That sticker has all the contractors that were involved with your construction. It lists the plumber, electrician, landscaper and anyone else that had a hand in building your home. It also has their phone number. I know you can't get to the sticker before you close, but your agent might be able to find out for you and it's handy for future reference.

Tommy, you really have no choice -- the installer has to inspect for the warranty to be effective. However, whoever was cutting your lawn or watching your house should have noticed the lawn was not be watered properly and let you know so that you could do something about it. When I have a sprinkler issue that is not covered by warranty, I always go to Jim Baumgartner -- he really knows his stuff.
