We have a 2yr old poured concrete villa that we had a water problem. The inside wall with the water damage has the outside wall next to the sidewalk. Our moldings broke away from the wall and when we took them off the wall board was all wet, even some of the caulking in the tiles was wet about two foot in. We were wondering if anyone else might of had this problem and if you could share what caused it and how did you fix it. Anything would appreciated. Our Villa is no longer under the Villages Warranty.

Your structure has a 1O year warranty. Persevere with warranty.

I have found Warranty to be amazingly helpful. I suggest you call and see. But remember...a lot of people are having problems and the women that answer the phone are human and I am sure overwhelmed and perhaps NOT treated nicely by some. I think you will find help from Warranty. I hope you will be pleasantly surprised.

Check the outside drain spouts from your gutters. Are they draining away from the foundation at least 2 feet or more? With a slab foundation, you have to be sure water drains away from the slab.

Your sidewalk should be pitched away from your structure. If you have a level, check it out.
I'm assuming the sidewalk abuts your exterior wall ?

I don't know if court yard villas come with gutters or not.
If you don't have gutters that could be a problem.
As posted above if you have gutters be sure the down spouts extend well away from the slab.

And even though the construction is poured concrete, the wall was poured and sets on the slab.....this I do not know for sure but having watched them pour walls that is the way it looks. The steel forms are set upon the slabs....some with rebar ......
Would not ever be a problem until or unless large amounts of water collect along that edge.

The exterior portion of the concrete that is underground needs to have a water proofer on it.

Sorry this happened to you. Don't delay in notifying your insurance company if you haven't already done so. Call now.

If you have gutters you may want to check to see if the gutters are backing up into the facia or overhang area. If you do not have gutters it could be that it pondef up there and seeped in underneath the poured wall. Also is somebody suggested make sure the sidewalk and lanais are sloped away from the house. My suggestion is to not contact your insurance because it's going to be under your 2% hurricane deductible since you just found it. 2% of your house value is a lot of money and I'm sure that Repair will not cost you that much money. You do not want to report it if you do not get any claim done against your home. It will give you a black mark on your insurance record!

Four years ago when our CYV's were two years old. Our snow bird next door neighbors came back to find the master bath and bedroom flooded. A pipe had burst in the slab under the bath. The Warranty Department ripped out all the old carpet and vinyl, bathroom cabinets and fixtures. They cut away all the drywall up to about 3' from the from the floor in the BR and BA and all door and trim casings and insulation. Jackhammered a hole in the floor and repaired the pipe, patched the floor and made everything new again. It was about a 3 week repair job and the owners were charged nothing. This was on a 2 year old masonry CYV in Tamarind Grove that had water damage.
