Talking about Wildwood. [I] would be very careful about some of the areas of the city.Off of 301,behind the train station is a very bad area. During the day I would be on guard,at night I would venture into that area.

What? Why would you venture into that area at night? LOL

Sorry, I couldn't resist. I'm sure you left out a word.

But, I'm curious. What is behind the old train station that makes it a bad area?

Helloooooo back. The residents in the 10 CDD’s have no financial interest in any of the town squares, commercial properties, and medical facilities. They are there for the business interest of those commercial owners and provide a benefit to all residents of the three surrounding counties.

The ‘lifestyle’ marketing hype if anything is the right to the exclusive use of all the recreational amenities and facilities (which you also don’t own) in exchange for your amenity fee via a binding contract you signed at the time of purchase. Nowhere in that contract does it mention let alone give anyone the right to lay claim to the commercial properties and squares.

with 3 (2 under 55) in The Villages. If a reader is right that Wildwood is 6000 and TV's is 90,000 it does not take a very smart person to draw some conclusions. Nothing would be better than for my concerns to be absolutely wrong and I would cheer they are. Unfortunately that goes against some of the alleged facts???
I'm not the Wildwood defense league, but you have to look at more than just the numbers. Different socio-economic groups handle things differently. It's been my experience that the lower end of the spectrum is actually more likely to tolerate and sometimes actually invite LE's intervention.

I didn't see the paper, not today, not any day. Without seeing it I can venture a guess that there were more than three criminal acts committed in TV during whatever the time span was. I'm pretty sure that there were more than three (two under 55) people driving while impaired or maybe more than three who smacked their wife, maybe more than three took prescription drugs that weren't prescribed for them.

One of the points in this thread was fear about BW being built so close to Wildwood. I'm not afraid. The builder here has a proven track record of success. He is smart, well-heeled and politically connected. I don't see him allowing Wilwood to be a problem. For crying out loud, he could go into petty cash, buy the whole place and in six months people would be flying in from Podunkville to buy a home in the new village of AdiosAmigos.

Have faith.

Nope, don't agree. I'm not discussing marketing hype, I'm talking reality.

edvinmass - using your explanation, would you be so good as to explain the following from district gov.org Village Community Development Districts:
"Among the services provided by Sumter Landing Community Development District to residential properties within The Villages are security, fire and emergency medical first response (non-transport) services, recreational facilities and services, stormwater collection and distribution and treated effluent distribution, and executive golf. Many of these services are paid for through the receipt of monthly contractual amenity fees paid by each residential property within the service area of the District, as described by the Declaration of Covenants and Restrictions applying to each residential property. Certain services provided are paid for through user fees."

given that there may not be any "...residential properties contained within the boundaries of the Sumter Landing Community Development District..." [from the same article] it is my opinion that the residents of the district do have a vested if not financial interest in the town squares and surrounding commercial properties since residential property owners do have a portion of their amenity go toward payment for the services provided to them by the district.

and from the july, 2012 poa bulletin in which the question was posed - "Who owns the ’squares’? the answer provided was:
"The squares are owned by the commercial District governments. They were deeded to each commercial District by the Developer. The Developer leases them from the District for $25 per day, he has a ground lease on the kiosks for $800 per square per year and he provides the nightly entertainment gratis."
further evidence of your point that residents do not own the commercial property...but also of mine and others that villagers do have an interest in the squares and are personally correct in referring to them as our squares.

perhaps things are different in the village of stonecrest?

No need to explain it. Regardless of how you might perceive those statements, here is the applicable section of the Declaration of Restrictions that you all signed:

4.1 (g) Purchasers of Homesites further agree, by the acceptance of their deeds and the payment of the purchase price therefore, acknowledge that the purchase price was solely for the purchase of their Homesite or Homesites, and that the owners, their heirs, successors and assigns, do not have any right, title or claim or interest in and to the recreational areas, security facilities, dedicated or reserved areas or facilities contained therein or appurtenant thereto, by reason of the purchase of their respective Homesites, it being specifically agreed that, (1) the Developer, its successors and assigns, is the sole and exclusive owner of the areas and facilities, and (2) the Contractual Amenities Fee is a fee for services and is in no way adjusted according to the cost of providing those services.

Furthermore, no fees from residents, regardless of how they are collected are used to support any services provided commercial properties in and around TV.

And regardless of how many transactions have transpired between the developer and the two special CDDs he still maintains total control over them through the Board otf Trustees which he appoints annual. This in fact is one of the key accusations that the IRS has raised in the ongoing IRS dispute.

I agree, well said. I have observed some of our residents behaving very poorly at the bars in LSL.

again, ed...we may not own them, we may not control them, but the 'interest' that we DO have in them permits us to consider them 'ours'...and if that makes us elitists, well, it also shows our pride in them. thanx for the "discussion".

Beachie, that’s OK as long as you recognize my interest in them (commercial property, not amenities) and therefore my right to consider them mine too. The elitist attitude is when it is said to the exclusion of others, when no such right exists.

Cheers. And I do love this whole area.

This thread got too long, too fast, for me to read what is of no consequence. Hasn't ANYONE thought about the fact that folks from Wildwood, Lady Lake, etc etc etc have always had access to TV? It may be easier to get in from the South now, but the access has always been there. And, the druggies, murderers, etc probably don't want to hang out in the TV kind of places. If they had wanted to rob or burgle your home, they could already be doing it, just a bit longer drive. IMHO this is all a non-issue.

The last par by patty55 really is a wild statement so if Mr Morse doesn't like something then he will just buy it or remove it by other means. The way I understand he would just buy wildwood let me tell you wildwood was here before the villages and even before master Morse. If you are afraid to go to the town don't, but it seems OK to go to the churches there. As for crime where is the safe place? There are people that retired in wildwood who were and are still satisfied. As for bw I don't think there will be a problem the music that will there is kind of geared for an older folk. If there would be trouble just look east 8 miles leesburg has many more problems and there is a four lane highway.you best hope that bw is visited by a lot of folks not living in the villages to spend their green backs. I thought is that some of the statements make are made by people that haven't lived here very long or by those that are small mined to believe there is no place but the villages. Live and let live. I said my part.

I didn't say "he will" or "he would", what I did say is HE COULD. Sooo, I guess the way "you understand it"-you don't.

You missed the point nof my post, I don't believe there is a Wildwood problem, I'm not afraid in Wildwood, also not afraid in Leesburg or Oxford or any little town you can throw at me.

I also continue to stand by my thoughts that the builder is very smart, very well-heeled and very politically connected.

Sorry, don't know anything about mining, not "small mined" nor large.

I spend some time in Wildwood because I live near it. The people who run the Ace Hardware are so nice and very welcoming. Cotillion Cafe is just fantastic. Decades has some very cool home decor items. 48 hr. Blinds is there as well as other window treatment shops. The church is great as well. I think some of the people are poor, but kind. I hope Brownwood helps them out and gives them jobs. I think the schools could use some volunteers, so instead of bashing Wildwood, how about helping out? If you are worried about the crime, then stay where you are. I, too, came from an area that was crime ridden, and had murders and gang drive-bys weekly. I was thrilled to leave and Wildwood seems very pleasant by comparison. Frankly, the crime report each week seems extremely mild to me, and most of these low level crimes are related to poverty. I would treat Wildwood/Brownwood the same way I would any other city, at night. Be cautious and careful. It isn't even open yet. I hope people from Wildwood aren't reading this thread because some people are truly an embarrassment. I wonder what the people of Wildwood think of The Villages coming nearer to their nice quiet Florida town.
