There is occasion when you might want someone to mail you something and not have your home address.

I didn't know the homes in Marion County were priced so much less than Sumter County. Why is that?

To answer your question....Yes I would pay more money for the same designer home anywhere but Marion County with their silly street names.

A few years ago someone in my neighborhood used a similar dodge so their renters could use their postbox and not have to use general delivery in Lady Lake.
It caused problems in the long run if I recall correctly.

Lyle Gant, a Realtor here keeps excellent stats on MLS sales. In 2017 Designers in Marion County averaged about $50,000 less than Designers in Sumter. There are several reasons for this. As developer expanded TV from North to South, floor plans tended to get larger and also his construction costs have gone up. For instance, my home, a Designer with 2 car plus golf cart garage originally sold new for $187,000. A similar home in Fenny costs $257,000 or more, and the $257,000 home has zero upgrades. I bought mine in 2016 for $257,000 and it has over $90,000 in upgrades. I could care less what the street name is. Plus there is far less traffic and congestion up here. :thumbup:

Looking to buy soon and the street names and different Village names confuse me. What counties are the different town squares located in? Which county has the lowest taxes?

Spanish Springs is in Lake County, Sumter and brownwood are in Sumter county.

do a search on this site for taxes. Or go to the tax collector page of each county.

Go to Zillow and use map search. Then click on similar priced homes in the three different counties. When you click on a listing, scroll down to price/tax history. There numbers are accurate as far as I know, at least on homes I own.

I have a bottom row box on one of my homes. I am sure, on my deathbed, it will be the regret of my life.

Actually scratch that, my biggest regret will be my longish street address in Marion County.

The street names are a test. You have to want it bad enough to find it. OR, Garman does a good job of updating in the Villages.

ADVICE-you ask about taxes-PERHAPS YOU ARE FROM ONE OF THE HIGH TAX STATES-NY, NJ.CALIF. As ex-New Yorkers, our house is larger here, out land is larger here and our TAXES are about 2/3rds less. Our auto insurance is about 1/3 of what we used to pay for the same coverage. We have an all electric house and our electric bill is about half of what we used to pay for electricity and GAS heat.
I BELIEVE, the electric rate I KNOW the water rate and the BONDS are higher in the NEWER sections. If, you are buying a resale, I would drive around to see traffic flow. To see parking. To see dogs.To meet people who live there and just to talk. YOU CAN LEARN A GREAT DEAL FROM JUST LISTENING.

As I understand, the real estate taxes in Lake County are about 50% higher than Sumter County.

We have been in our house in Sumter County for just over a year. Our real estate taxes are about 1% of the value of our house.

However no need to move to Fenny! We are happily located just south of CR 466.
