Default Real Estate question

I apologize if this has already been discussed. When purchasing a new home in The Villages, is there any negotiating on price? What about resale homes which are part of the VLS system? Does anyone know the approximate percentage of homes on the market which are listed through "outside realtors"?
Is it necessary/advantageous to use two realtors when searching for a resale home in The Villages?

When I was looking for a home I found that used homes one could make an offer as the seller would make the final decision. However on new homes I found no negotiating unless the home was not built yet. The house I ended up with was new and totally furnished and the Villages wouldn't budge on my offers but I bought it anyways. Good luck!!!

No negotiation on new homes. 100% Village real estate.
Resale homes you can negotiate and I think it is about 50% Village real estate and 50% all others. All so if buying resale you need two realtors. One for Village listings and another for MLS listing as The Village real estate does not cooperate.

No negotiation on new home prices but there are discounts offered on certain homes they want to move. You can see these discounts on TV web site. They also offer additional discounts from time to time. Your agent should be aware of any discounts offered.

Mike, If you go on thevillages.com, click on homes for sale, preowned homes, you will see all preowned homes being sold by TV agents. If you want to see the preowned homes for sale by MLS (non-TV agents), go on realtor.com and for the city, type in The Villages, FL. You can also type in Lady Lake, FL, but that may include some homes not in The Villages.

I have signed up for pre-owned MLS listings in TV to be e-mailed to me as they come on the market. I normally get about 5 or 6 e-mails a week with new MLS listings in The Villages. Hope that helps.

Opulence,

Go on Find Real Estate, Homes for Sale & Houses for Rent on REALTOR.com - Realtor.com® home page. Look on the right side of the home page -- "Get new listings when they hit the market." Click on the "sign up for free" search assist button. Then type in location and price range you are interested in. I believe you will get listings e-mailed to you for the next 3 months, then you have to sign up for this again if you want another 3 months of listings e-mailed to you. I have been getting MLS listings in The Villages e-mailed to me for about 1 year this way. Gives me something to look forward to at work
