Default Courtyard Villa-Front Entrance

We have a CYV - Bonita model - and would like to improve the exterior
entry area. We would like to have a small sitting area. Has anyone made
this improvement? If so, what did you do and whom do you recommend?

I can't answer your question directly but I can tell you this. In Virginia Trace, someone in a CYV painted their front door to match their shutters. They shortly received a notice that the front door had to be repainted its original "white." Another person in Mallory (also a CYV) replaced the windows in their garage with mullions to divide the glass area. They were told to remove the mullions. While these are just two instances, it suggests there's very little flexibility allowed when modifying the exterior of a CYV.

Default screening

Our CYV is in Tanglewood Villas in Sabal Chase. There is at least 1 villa where someone installed screening and a screen door in the front. There's a natural break where the laundry room wall ends, I think.

Kind of makes what I would call a vestibule area. Would guess you have to get architectural planning approval, but seems to me I have seen more than one of these. It looks fine. Not sure if there would be room for much furniture, but maybe 1 large chair and a small side table?
