Default New Roof Estimate For Oleander Model

Our house is the Oleander and has 1,650 feet. What would be a good price for a new roof? Our current roof is 18 years old. Also looking for contractors with good references. Thanks.

Just beware. Not in Florida. I asked a,"friend," who he used and he gave me rave reviews on the people that did his roof. His guy was more than Lowes or Home depo. Hey,"my friend said this guy is great. Ok, I wanted a good job and decided to pay more.

They did a terrible job. It was leaking. We had an older home with real plaster walls. They refused to properly repair the damage their poor job caused.

My friend disappeared. Rumor was he got caught stealing from his employer.

Shortly after, I got a letter from the roofer that if I recommend them to someone who books the job with them they will give me $500.

A roof-they rip off the entire roof. Your home is exposed, covered only with tarps.
You are not in a position to negotiate the cost of replacing what is under the now removed shingles.

I am not implying that any of the mentioned contractors are of the sort that I stupidly hired because my disappearing friend said the were good and I assume he took $500.
Perhaps, I HOPE, they found an excuse not to pay him.
