I think that is debatable. You are probably correct regarding bond/mortgages, but the majority are older retirees. Their pensions and SS are constricted by inflation. I would bet the south has the higher disposable income.

Have you been to Clermont Costco, basically looks the same layout, except Clermont gas is on upper level and you drive down to next level for store front. All 3 Costcos near me have parking issues ALL of the time. Unless you get there when they first open...

Zero issues parking at Clermont Costco every time we’ve gone, including last Monday. We go on weekdays about 1-ish and park 2-3 spaces from entrance every time with many other empty parking spaces available. Not sure when you’re going to be having parking issues? On the other hand the 2-3 Costcos near us in SoCal were always a huge parking challenge, and all were same distance as Clermont from freeways. Same with our closest TJ’s, but that was mainly due to the parking lot being too small for the number of businesses in that shopping center. We now sometimes shop at the Dr. Phillips TJ’s after a Disney day, which is about 15-20 minutes from Epcot. Never any parking problems there.

We've been to Clermont and Orlando Costco quite a number of times (last time a week ago to Clermont) and have learned if you go after 3:30- 4PM Mon-Thurs parking is wide opened all over the lot. Anytime earlier during the day it's a fight to park. Around 4PM is the key. Lines inside are also much shorter. Only downside to that time is most of the sample folks are gone. . Found the same for SAMs here.

That being said, I think the location (here) is horrible. 301/466 intersection is hell, it's 2 lane (or 1 lane) roads, 2 schools right on 466. I still have doubts it will actually happen for those reasons at THAT location.
