We currently live up north 1KM from interstate 95, 1/2 mile from the amtrak, 500 yards from a major road way and there's a 40MPH highly traveled road 25 feet outside my front door. Oh, I almost forgot a small airport. Sounds like Dabney will be silent compared to what I hear LOL

If it were me… I’d choose Dabney. A quick hop onto the turnpike and to Orlando in 45 minutes or less depending… plus Moultrie creek is so close to the High School. I feel like that would be noisier. Also, noise isn’t really a factor with the windows closed which they will be 90-100% of the time so if you’re outside you might hear cars driving. Definitely go for the fence.

That is a very good point. With the High School being nearby and all of the new stores being built, it is very hard to predict how life would be living in Moultrie Creek.

The problem with Dabney is that it is very hard to turn left on 470. I bet 470 will be widened and there will be a stop light at the Meggison-470 intersection, but who knows when?

I always find these "discussions " interesting. Everyone is correct..its all what you want. Visit explore and decide on what is important to you. We came from a small town in NC and it took 30 minutes to go to the grocery store an hour to the doctor. We had a winding country road in front of our house with constant motorcycle and loud pickup trucks. We moved here to Citrus Grove and driving 20 minutes to Publix in our gold cart is a dream! Its so pretty! Sawgrass is extremely close as well as many rec centers. Have found the people here very friendly and laid back. We bought a home that was 2 years old barely lived in and got a great price. We liked up north but found the homes we could afford outdated and needed work. Again I have to emphasize what we could afford. We haven't been here very long and are still adjusting but oh my gosh we love it!
So really just explore go by what you want spend time looking at each area and go with your heart

I find it fascinating that people often site the football stadium (and associated noise) as a reason to avoid Moultrie Creek. How many home football games do you think they play a year?

But traffic (and traffic noise) on a busy road is everyday.

Full disclosure, we aren't looking at either area for non-noise related reasons. But if we were, I'd be much more wary of house/road proximity than I would be worrying about house/stadium proximity.

Agree. I know of many affluent homes and neighborhoods that abut athletic campuses. If you know that when buying in...it is what it is. Definitely not an automatic disqualification for me....

I have never had a problem making that left turn.

Not sure what you mean by the above sentence. Yesterday I went to Mira Mesa for golf for the first time. Six years ago I made an offer on one of the houses by the first tee, from up north without having seen the house. But I knew the area since my relatives lived a block away. The real estate agent blew an almost done deal by announcing to me, “Hurry up with the papers, I am going on a cruise next week!” Hmmm instead, I bought at Mallory Sq near Lake Sumter (with a different agent).

I finally got a look at that house (on the outside) which I almost bought. What struck me most of all was the quiet, the serenity in the area, the huge oak trees, shade everywhere. Almost like living in a park. I love Mallory but I think that the Mira Mesa house would have made me quite happy. I live in a cosmopolitan area up north and had it with the noise. Some people never get used to noise pollution.

I'm in Lake Denham (part time for now). When I come down full time I will be making that left turn quite often for anything in Leesburg. I have had no problem there yet. But then again I'm from Boston. Not much on the road intimidates me.

470 is on the list for expansion to 4 lanes so either a traffic light or roundabout may be in the future.

Have you ever gone down Warm Springs Road (AKA Route 468) and tried to turn left on Route 301?

Yes, eventually Route 301 will be 4-lanes and there will be a traffic light where it intersects Warm Springs Road, but when? Same as the 470/Meggison intersection, at some point in the future.

Hopefully you find what YOU like! Certainly don’t go by the maps and charts that don’t represent the other sense issues like line of sight, sound or smell. Make more than one visit to the area. Dabney itself has some issues:

It is remote, golf cart rides anywhere would be extensive
It is less desirable than most other villages to live in. Resale would correlate.
470 is an unknown and will likely be widened. Central Parkway says it all.

Don’t be in a rush for purchase, home prices are still dropping in The Villages. Inventory, not just in the Villages but statewide is surging toward all time highs.
