Don't know how soon it will happen (was supposed to be by 2028), 301 is to be widened to 4 lanes and the turnpike exchange there to be improved - making for construction nightmares for a while for DeLuna and Fenney.

Check CDD Bond. Not sure what t hey are but that maybe deciding factor.

The newest upcoming villages of Newell, Lake Denham and Dabney are all in Lake County. For some, this could add another decision point as Lake County taxes are somewhat higher than Sumter.

Bonds will vary by neighborhood. Four homes later, three in the "north" and the Marsh Bend is the lowest bond we are paying yet.

Richmond is on the same side of the turnpike as the majority of the current Villages, DeLuna is not. The current bridge over the turnpike for carts is convenient to DeLuna but you still have to get across the turnpike for all of the squares and most shopping and golf. The southern area where DeLuna is located will be awesome when Eastport goes in, but that is a few years off. By car to go north from DeLuna, the 301 interchange at the turnpike is just not easy at most times of day. Most of these issues will be fixed with time...

Well gospel needs correcting, it’s the turn pike , not I75. There are many verandas and CYV in Richmond so walls are in place. We are 4 streets over with homes, plus open property before the turnpike. Rumors are created by those who went to the barber shop, with no first hand experience, Or bigger scare tactic from MLS agents who can’t sell new houses, and May want to create a sense of fear to buy preowned, for a sale

No one is spending millions of dollars for sound barriers where the highway existed before the homes were built. Pipedream.

Disagree. DeLuna is close to much shopping to Magnolia Plaza and along 301 to 466/466a. Within 15 to 20 minutes is LOTS of shopping opportunities. Love the location of DeLuna!!

Agree. I don't understand it either. Advice to a new homebuyer, spend some time here. Each area has advantages and disadvantages. Do you want easy access to shopping, golf course frontage, medical facilities? You need to decide what is important for your lifestyle. The building is on-going. There will always be a nice new house if that is your preference. Good luck.

It really comes down to your definition of easy access. If you need or want to have a 5-10 golf cart ride to Brownwood, that's fine, I have a 20 minute cart ride from Hammock at Fenney and it doesn't bother me. If I am shopping or going to a medical clinic I'm usually in the car anyway. Sometimes its just good to go sit in the area you want to live and see what it's like. The activity level, noise, traffic. It's all a personal preference along with what you're willing to pay for. What you like is more important to you than what I like for me.... Enjoy your choice...

My Villages Realtor told me there is to be a full-sized bridge from De Luna across the turnpike (i think) that will make getting to Brownwood a lot faster. So if proximity to Brownwood etc. is important to you De Luna might actually be a better option. Richmond is a feeding frenzy right now. But De Luna has more availability and is a beautiful village too!

We choose Deluna and love it!! Bridge to Brownwood is a 15 minute golf cart ride. Prices are slightly lower then Richmond and Water Lilly is a nice community Center.
